DM Dean Inc. is a certified contracting company licensed both in Florida, and Michigan and has grown dramatically over the past several years as a result of the sales staff, officers, local Realtors, and all of our customers that have become a part of the DM Dean Inc. My mother and I have a signed and legally binding building contract with DM Dean Homes, Inc. from 10-01-18. On 11-26-19, over 13 months later, the builder realtor representative, Fran Colosimo, called to tell me that he had made a mistake on the pricing of the tile roof for the house. I told him the mistake would have to be resolved on their side since he had committed the error, and Mark Dean had signed off on the agreement. At that point, no additional work was performed on the house until around 12-09-19. We were supposed to originally close on the house on 12-10-19. Same day, Matt Trombley, VP for DM Dean contacted me via e-mail and said he needed to meet with us asap to renegotiate a resolution for the cost of the tile roof. I responded that we have a legally binding contract with them, and that we would pursue legal action against them if they delayed completion and closing of our home past 12-20-19 or attempt to breach or alter the contract in any way. We expect DM Dean and all of those who are a party to the building agreement to complete our home as agreed upon in our contract and in a timely fashion or we will pursue litigation against Mark Dean, Fran Colosimo and everyone else involved in the transaction. They should take full responsibility for their mistake and own any and all financial consequences that the mistake may entail rather than try to coerce my mother an me to accept responsibility by participating in the delay of completion and closing of our new home. You shouldn't have to threaten people with legal action to get them to do the right thing. Needless to say, we would NEVER build with DM Dean again. And as a realtor myself, I would NEVER bring a client to them after the way we have been treated with our build. The only reason we are giving one star on this review is so we can warn others who may be considering building with DM Dean. You may very well have to sue them to get them to complete your home and close with you in a timely fashion.

We were initially hesitant and very nervous to have a house built in Florida while living in New York. We met with four builders including DM Dean and asked around for recommendations. DM Dean was the builder that was always highly recommended by many people and for good reason. They are honorable, transparent, hire top sub-contractors and pride themselves on their craftsmanship and excellent work. Our entire building experience was seamless and without any stress thanks to DM Dean's professionalism and commitment to excellence.
Throughout the entire building process, we were sent photos and they were always very responsive to our phone calls. Our house was completed in 2018 and we are thrilled with the quality of work.
Ben, Mark and Chris addressed any minor issues after the house was completed. We never had to chase them down. They responded immediately to our calls or texts.
We told our friends who are building, "Do not consider anyone else but DM Dean." Both couples have contracted with DM Dean and are in the process of having their homes built.
You will not find a more honorable, reputable, fabulous builder. I would give them 100 stars if I could! -

We have had the pleasure of working with DM Dean to build several homes in Punta Gorda Isles.
Throughout the entire home building process, from design, through construction and even beyond occupancy, Matt and his competent staff kept us informed, allowed us to make our personal selections, and handled all the details efficiently and in a timely manner. Because we typically reside in New England, periodic emailed updates with photos of the construction progress provided us with comfort knowing that the build is on course and accurate.

We would not recommend DMDean. We met Gary at the model home. We discussed what we wanted built. He was all for it. We thought he was going to build our home. We came back another day met with him again at the model home. He again wanted to build our home. We had a plan in mind and showed it to him. He suggested we call a finance consultant which we did. Everything was going forward we knew how much we qualified for. Gary suggested we meet a drafter to draw up the plans. We met the drafter and Gary's son as well. Then as we're waiting to hear back no calls came. Waited another week no calls. Called Dmdean left message. Was the plan drawn up? No call back. Called the drafters office left messsge. No call back. We are now getting no return calls.weeks passed by. No return calls. We text messages. Nothing. After agreeing to build our home they just stopped all communication. A month later we receive a text message stating they cannot build our home. After two meetings with Gary and talking to a finance person and a drafter they then decide they cannot build for us. Needless to say we were extremely disappointed and very confused. We would not recommend DMDean at all. Not professional and not reliable they did not follow through with their commitment to build our home. Simply sent a text. Do not recommend them at all and we've built three homes. Never were we treated with such unprofessionalism.

The entire team from DM Dean are outstanding in every aspect of planning, building, and keeping us up to date on everything. We would recommend them to anyone thinking of building. Chris&Pete both went above and beyond taking care of every question and concern that we had.

Building our house as I type. Time will tell, but I have confidence in Mark Dean and his team. He is building me a custom home, far from a spec home, with many high end features at a cost of many his competitors can even offer. Easy to talk to and work with, going to see it next week and finalize the details. Hooked us up with a great local bank too.

Could not ask for a better builder, there are no questions or issues that are left unresolved, always kept informed of progress or what is being done next, they build an exceptional home at a reasonable price. Matt Trombley is a down to earth professional. Highly recommend them! Very Pleased.

A great house? Sure—if you don’t need a roof!
When we purchased our brand-new home from DM Dean, we were promised a high-quality build with a roof that could withstand winds up to 135 mph. Yet, within just four months of moving in, an 80 mph windstorm tore off two-thirds of the shingles—proving their so-called “industry professional” roofing company, First-Rate Roofing, is anything but first-rate.
DM Dean claims to be committed to “extraordinary quality,” yet our home was delivered with missing paid upgrades, cracked shelves, damaged tiles, broken pavers, scratched windows, missing or cracked grout lines, missing light fixtures, and botched paint touch-ups—and that’s just the beginning.
As for the pool, Tropical Pool installed it backwards. When we brought this to the owner Ralph’s attention, his response? “Sure, we can fix it, but who’s going to pay for it?” After exhausting conversations, we reluctantly accepted their mistake in exchange for a “free” water heater and upgraded tiles—neither of which were properly delivered. We had to remind them to install the heater after moving in, and we are still waiting for the upgraded tiles that should have been placed on the steps.
DM Dean is quick to take your deposit, but after that, you’re on your own. Communication is non-existent, and getting updates is a constant struggle because no one takes ownership. Even in the final months, when we requested the total cost of the home, we received multiple conflicting answers. The entire process was filled with stress and frustration.
The so-called home warranty team? They miss appointments without notice, and when we follow up, they seem clueless about any scheduled service.
We’ve been in this house for eight months and have already had to replace the entire roof at a cost of over $40,000, in addition to fixing numerous warranty issues ourselves. We were misled by what was once a reputable builder, but as we’ve now learned from many homeowners, DM Dean's good reputation is long gone.
