Spare yourself and use another builder. Everyone with Dream Finders is a snake and are only after your money. Avoid using their preferred lender, JetHome Loans. They will throw you under the bus every chance they get. We had to hire an attorney to try and get our earnest money back.

Don’t use dreamfinders!!! Can’t tell you enough! Run the other way!!!
Absolutely regret not building elsewhere. We were moving from Denver and needed to get a home started. Initially I wanted to build with tollbrothers. Wish I had just waited a little longer.
No accountability, no follow through. The sales person Tami indicated all of the issues we brought up prior to closing were ‘up to code’. Isaac made all kinds of promises without getting any of them fixed.
The home warranty program says, ‘the follow strict guidelines’. Basically indicating they will not fix anything.
Duct work missing, roof not complete, concrete crumbing, can’t open one garage door, poorly installed stone work (2 months in and it is falling off everywhere), granite not sealed, damaged cabinets (now dreamfinders is saying isn’t their responsibility). Nothing from the punch list completed.
Moved in without shower doors, mirrors, no window screen etc.
Spent over 700k … the house should have looked near impeccable. -

DO NOT BUY FROM THIS BUILDER! We unfortunately just purchased from this company in Windsor, Colorado. They have lied to us and purposely mislead us multiple times. “AC” was listed on our spec sheet so we asked our sales rep, Tami Smith, what that meant. She told us that it meant our house came with air conditioning. She also told us that AC was a standard inclusion and came in all Dream Finders homes. At our walk through, our superintendent, Isaac Addams, told us that we were getting an AC unit but they were having shipping delays so it wasn’t in yet. This was not a problem as we understood that many things are delayed right now. However, we recently reached out to check on the delivery status of our AC and they are now telling us that we do not get AC. We paid over $500,000 for a brand new house that does not have AC. We are also conveniently the only Dream Finders home on our street without an AC unit. Other Dream Finders homeowners in our neighborhood with styles like ours actually got two AC units. I wish we would not have put our trust in the dishonest hands of this company’s employees. We have reached out to our local sales team who have told us there is nothing they can do. We have called and emailed the Colorado sales manager, David Zalupski, with no answer. We have also called and emailed the area president, Jamie Mott, with no answer. Finally, we reached out to several employees at corporate and still no one has returned our emails or calls. There are a few other things we were told were included but didn’t actually get — a cover panel for the end of our refrigerator, a vent hood, and a glass shower door in the master. We were not going to file any sort of complaint about these smaller items. However, because no one will even discuss the AC with us, we are now having to pursue legal action. The dishonestly of this company is going to cost us over $5,000. I really can’t believe how poor the customer service is at Dream Finders. We have given them so many opportunities to fix their mistake and they truly just do not care. I just wanted to warn everyone else out there to NOT purchase from Dream Finders! -Paige Hiss

Run far and fast from this builder. They cut corners, use cheap materials, and do shoddy construction, taking no responsibility when their properties begin to deteriorate, which happens within the warranty period and well after. Not sure how they’re still in business. Terrible (and expensive) experience with a very crooked company.

I would not recommend this builder! They have so many excuses of WHY NOT to fix something. The landscaping is shoddy, the tile work is not great and when you ask them to fix something they take forever or give you an excuse how it’s not covered under warranty. You would think a company that has the resources and time they would easily come out and do these fixes instead of jeopardizing their reputation, possible law suits and loss of future buyers. When I complained about sprinkler system not working they sent someone out who doesn’t speak English and couldn’t tell me what was wrong or explain to me what they did. They strung a hard cable from my garage to sprinkler box outside and just left it. Then the ground settled with big cracks that opened up 5 inches and went 3 feet down gaps. They blamed this on my concrete I had poured that was even poured in those areas. It’s called not compacting soil! Then they blame it on me that I didn’t put my landscape in time. They took longer to put the front landscaping then me! I hope enough of us complain and get together, we can get a law suit together so they don’t let other buyers go through this uncalled for frustration! I also am in Severance Shores.

I would leave zero stars if i could. Dream Finders has probably been the most terrible experience I have ever had purchasing/ building a home. First, their Sales guy Bobby in Severance Shore is an absolute snake and as soon as you leave your deposit money, getting responses from him was like an act of congress. He forget to tell the construction crews that a fridge was included (which we had already negotiated and went into contract with) so a week out from closing the fridge was just ordered with a 3 week lead time. Then on the day of closing we had ZERO HOA documents and when I asked Bobby, he simply told me to google them! Like really dude, that is included by every other builder on this planet. The HVAC was not even connected when we moved in; duct work still had shipping protectors on it. We also negotiated and had went into contract to have Dream Finders do our fence and back yard landscaping along with the included front. We have been lied to and completely ignored now for 2 months and made to feel like somehow it is our fault that they can not complete the work that was promised and paid for might i add. We were told May 15th by the Superidentant Nick, well May 15th came and left with no sod. Then we were told the following week, guess what still no sod. Then we were told the Thursday and Friday before memorial day, big surprise no sod. Then we were told this week Tuesday, guess what its Tuesday and still no sod. I have to remind them every time i call that we paid for the additional work to be done and it is really getting annoying to have to repeat myself. I am exploring options for getting my money back and having someone else do the lawn or seek legal recourse. Lastly the Warranty department is a total joke and when you actually do get a hold of someone they try to tell you it's not an issue; reality check; I am the home owner, it is less than a year old and i expect my house to be impeccable for the over price i paid for sub standard quality. None of the can lights were even screwed down, so when i change out my light bulb the whole enclosure disappears to the ceiling. And when you actually get a hold of someone they finally agree to send someone out, they never stick to appointment windows; want to use my tools and supplies. I would never recommend this company to anyone. When you're the customer and you're made to feel like it is all your fault when your house is less than a year old, that is terrible customer service. In no way, shape or form does this company put their company first as advertised.

- Building permit records show that Dream Finders Homes has worked on 2301 permitted projects.
Very unhappy with Dream Finders from the start.
Horrible communication during building process and with following up; should have been a clear sign.
We moved in months past our original date, but still the home was only partially finished. No mirrors, no light fixtures, no shower doors. Carpeting and tile unfinished. Painting only half done.
Warranty was a nightmare and no help at all. Sting you along and only bring in the same horrible contractors they used in the first place, so nothing really ever gets fully 'fixed'.
The hardwood was not installed properly and had to be replaced number times in multiple places and is already having issues again.
The tile in the shower floor had to be completely ripped up and replaced. Tile in other rooms started cracking only to reveal that many tiles were laid using dots of caulking in the corners and not laid properly.
Painting we gave up on and just did ourselves to avoid having them come back in our home and only continue to perform a sub par job.
I wish I could say this was an anomaly but all of my neighbors reported many issues as well and told me they just gave up and decided to start fixing things themselves.
I would sincerely recommend staying far far away from Dream Finders, it is far from worth dealing with them, as you can tell from numerous other reviews in many places and not worth the headache.
