In December 2020 we purchased a spec home being built by Dryway Group Corp. with Rolando Echeverrial as owner and General Contractor. The owner of the lot and house was Theodoro Villarreal of Ft Myers who owns multiple building lots in Lehigh Acres, Fl. and hires Dryway Group Corp. to build spec homes. We purchased this house when it was aprrox. 3/4 complete. All our dealings was with the General Contractor, Rolando Echeverrial. The house closing was in December 2020 and we moved in late December 2020. We paid full asking price plus added $8,000. in upgrades. We were not permitted to make any choices what-so-ever in the finishing of the house. Between December 2020 and March 2021 we sent a minimum of 20 texts and emails to the General Contractor asking that he address problems with the house. We were constantly given the run-around, lied to, or told , I'LL LOOK INTO IT, WHICH MEANT NOTHING WAS GOING TO BE DONE. As Seniors we were entirely at their mercy. The owner of the spec home Theodoro Villarreal never got involved and all our dealings were with Dryway Group. and Rolando Echeverrial, Gen. Contractor. If Legal Action becomes necessary, Villarreal will be named.
None of the issues we raised have yet to be resolved. Finally in Mid-March we received a text from Echeverrial advising he would no longer accept our texts or emails. We were given little choice but to seek legal guidance. The following is a listing of the unresolved issues with our home:
1. We have no keys to our front door lock--contractor refused to provide keys
or replace lock.
2. The first day we drove our car into the garage the floor paint peeled off and
stuck to our tires. This same paint was used on our lani.--the contractor
advised that this paint was not concrete paint but rather cosmetic paint to
enhance the look of the home. Of course we were never told this at time of
purchase. We offered to paint the floors ourselves, but contractor refused
to provide the paint.
3. At time of purchase we upgraded the sod and put in an irrigation system.
From day one we had problems with the irrigation timer and were forced to
run the system manually. We contacted the manufacturer and they said it
was under full warranty, and to replace it. The contractor failed to fix or
exchange the timer, even though it was under full warranty, and they
refused to provide a receipt so we could exchange it ourselves.
4. The first time we used the AC unit we could not get the house below 80
degrees. We called the contractor and he sent someone over that evening
in the dark to look at it. Turns out there was no freon in the unit. Either
freon was not added at the time of installation or there was a leak in the
system. We made numerous requests for the contractor to come back and
re-check the freon and check for leaks in the system.--CONTRACTOR
REFUSED TO COME BACK.
As Senior Citizens this whole ordeal has been very stressful. As a retired
bank executive I'm highly service oriented, and Dryway Group Corp. does
not meet the standards we expect from those we choose to do business with.
Seniors in particular, should be aware of this contractor. To make others
aware, we do plan to file written complaints with the BBB and the Dept. of
Business and Professional Regulations. Before buying from Dryway Group.,
