We bought a property in a historical district in Hollywood called Whitley Heights back in 2016. Initially we hired Eclipse to just patch and paint the interior and exterior of the guesthouse before we moved into it as we had plans to renovate the main house and were in contact with another contractor for that project. Although Eclipse wasn't the lowest of the quotes that we got, after the first day of observing their work, I knew we'd made the right choice (I used to be a contractor back in the day). Their attention to detail (ie: sanding the window frames and sills down to the wood) and transparency (everything was up front with no padding of costs later) spoke highly of Eclipse’s integrity. They honored whatever they initially quoted for each project (which, at our request, came to include resurfacing of all the cabinets, replacing doors and a window to match the historical period of the building, and re-conditioning all the terra cotta tile on the property) even when complications came up during the work. And working on a circa 1930 building, there were a lot of complications.
As a result of their performance and candor not to mention friendliness, flexibility, and ease to work with, we contracted them to renovate, or rather restore, the main house which was built in 1923. Through the years, the different owners did work on the house which resulted in a mix-mash of styles and practices that were not in keeping with its Mediterranean Revival architecture. Being in a protected historical zone now, any exterior alterations (to include paint color) had to be approved by the historical board which added to the complexity of the project. We also contracted a designer to help envision the restoration that turned out to be very difficult… brilliant, but difficult and sometimes crazy. In spite of these serious, additional complications, Eclipse maintained their resolve to complete the project, remaining patient, diligent, and fair. They stayed with us even after months long delays with the historical board and the constant change orders from the designer and kept working, mitigating costs and correcting everything from 90 year old clay sewage pipes to termite ridden structural beams and everything in between. By the end of the project, every inch of the property had been redone. The kitchen and 2 bathrooms were totally gutted and custom built. The stone floors and floating cement throughout the living and dining rooms and hallway were demo’d and replaced with Saltillo tiles reminiscent of the Revival style. They resurfaced the original hardwood floors in the bedrooms and outfitted the roof with a Brazilian hardwood deck. They installed LED recessed lights throughout the house complete with built-in speakers in every room for an incredible 7- zone audio system and rewired all the switches and outlets bringing them up to code. They restored and weather-proofed all the windows (which are original to the house) after we found them all leaking after the spring 2017 storms. And on the outside, a complete transformation. They replaced our termite infested perimeter fence and removed slabs of concrete and pavers to provide for a lush landscape. They built elevated walkways that connected to a steel pergola they erected on a Mediterranean tiled foundation they built. And the list goes on and on.
There were many setbacks, but Eclipse stayed the course remaining honest, thorough, and loyal throughout the almost 15 months working on the main house whereas most contractors would have walked or taken short-cuts given the multitude of difficulties.
