I am writing this review because for the 3rd time I have had an absolutely miserable experience with Embassy Homes, as an industry professional. The first time I had to report the onsite agent to the superiors because my clients did not want to even deal with her anymore due to how condescending and arrogant she was. The second time, my clients walked away all together, and now the third time (I thought it would be the “charm”) but unfortunately failed miserably.
I received a phone call on January 25th from, my now clients, who had tried to work with the onsite agent at Willow Oaks, Edward Willis with Ingram & Associates. After speaking with him at length, they asked him to confirm that the “base price” of $289,900 included the fully finished basement as it had indicated on Embassy Homes website on their PDF for their Belmont Home. He then sent a text message confirming that it did in fact include a fully finished basement, as indicated in the text messages attached. My clients, after doing a little research, found out that that it in fact was not included in the base price, and realized they had been misquoted by $30,000.
Because of their incredible frustration, they at that point decided to contact another industry professional, which is where I came in. I then went to the home office on Hwy 280 where is spoke with a gentleman named Nick. I made him aware of the situation and he told me there was nothing he personally could do, but that he would pass the information along to someone who could help. However, I never heard from anyone at that point. So, I called Edward Willis and set a time to come and meet him personally onsite so that we could go over everything and I could have a full understanding of their neighborhood home building process. Upon meeting Edward, within the first 3 minutes he told me that he has sold homes “from $150,000 to $3mm”, which I wasn’t sure what that had to do with anything, but accepted the information. He then told me that it would be best if my clients put in an offer on one of their “existing” models instead of building a home.
After I met with Edward, I met with my clients. I showed them the home in the neighborhood that was already pre-existing, which Edwards keeps open at all times because he stated, “he doesn’t live out there so it’s more convenient”. So, we were able to look at the home the same day. After walking through, they decided they would put in an offer on this home. I wrote up the offer and submitted it. They asked for a few “extra” items, as they felt since having a terrible experience with their onsite agent and being misquoted by $30,000 that maybe Embassy would do their part in trying to make it right. We received a counter which reflected $5,000 over the LIST price of the home. Determined to try and make it work, my clients came up with two different counters in which were very reasonable to see if Embassy would take either one.
On February 5th I was made aware that over the weekend Embassy received another offer on the same home by another person. We were told to make our “final and best offer”. However, due to the experience and lack of knowledge by Embassy’s onsite agent, they countered with their final and best. I informed them of this and we were notified that they would be moving forward with another offer.
Now, as I know that this is business and sometimes we must do things in accordance to that, this falls way past “business” or ethics if you ask me. I have worked with Embassy on multiple occasions and have had a repulsive experience each and every time. The fact that Embassy Homes can hire arrogant agents that have no mannerism to reflect a cooperative co-op agreement is boggling. The mere lack of compassion to the general public is reflective behind the company as a whole. I personally, as a fellow agent, am repulsed by the business conducted by this institution and hope that you will review how you treat your fellow agents and buyers in the future.
