  Custom house and shop build.

  Eric Yoder finished a 1200 sq. foot shop with a living space in the rear of the shop for us June 2015, and he finished our house in June 2016. So this review is based on actual experience having him build our retirement place valued at $475,000.

  Overall, Eric is a good builder and we ended up with a quality custom home. Eric started out as a framer and the house is solidly built. Eric has a good personality and has ethics so honesty is never a concern. His crew members are also have good ethics, and are not crude or coarse on the job. Eric generally brought in subs that do reliable and quality work. He was willing to work with us in sharing some of the work we wanted left to us.

  If Eric is used there are some caveats that must be known. The 1200 sq. foot shop did not have a contract and Eric was approximately 6 months past the verbally promised date in finishing it. There would be times when no work or communication from Eric would happen for up to 6 weeks – just silence. It was later revealed he had critical problems that had to be addressed on other jobs, but my beef was he did not make any attempt to let us know about those problems and let us just remain in his silence.

  For the house we made sure there was a contract with an end date and financial penalties after that date; and the house got done early. It was interesting that the elevator shaft in the house was not plumed vertically as the installers said the framers should have done for an elevator shaft. After the installation, we were told by the custom shower installer that Eric brought them into the process too late and it cost us more that it should have. I was on the jobsite every day because I was living in the shop building and caught errors in the build that would have been major problems later; for example, the forms and rebar for the walkout basement poured concrete walls were being set up for 10' walls when recently revised plans called for 9' walls. I caught the error before the forms were finished - Eric was not on site to verify them and I would have been stuck with 10' walls. The contractor miss read the plans and the house ended up being 10" longer than called for - neither Eric or myself caught that error until it was too late. Later in the house build Eric had one of his crew install phone lines and it turned out that only 2-wire phone line was installed instead of the needed CAT5 for internet as well as phone. We had to drill through the outside wall and run CAT5 to my office as a makeshift remedy.

  The greatest peeve right now is Eric’s non responsiveness to fixing items after the build. One of his crew damaged a downspout toward the end of the build six months ago and it still has not been fixed. Damage to windows was pointed out by a sub during the build and Eric just forgot about them. There were several items to be fix and most got done after I had to get on him during the first six months after completion. During those 6 months I tried to be super annoying with no response; finally Eric came to assess fixes and order parts, a promise was made to be at our place the week after Thanksgiving so I did not bug him at all for another 5 weeks with the result of no show and absolute silence on his part. Oh, and the downspout is still not fixed. So be prepared for these major annoyances.
