This builder does everything he can to avoid spending money to build things to code. His shotty work is hidden the behind a beautiful surface. We will never work with or buy from this builder again. He doesn't hold up his end of contracts and if you look him up on King county public records you will see he has filed bankruptcy to get out of previous debts, he's been sued by his own contractors for nonpayment, and as recently as December 2016 he was foreclosed on. He's hurting for money bad so he cuts every corner he can. There is NO quality with this builder.

BUYER BEWARE!!! We began working with Paul Pohlreich and Dennis Folk, the Realtor Paul uses, towards the end of January after we wrote an offer on a house about 60% finished and we decided to write the offer for $40,000 OVER his original asking price in order for Paul to be able to do some custom things to the home for us. We put $10,000 earnest money into the title company that was to be released immediately in order for Paul to have money to do the things we wanted. In the meantime, we were working very diligently to secure our financing. During this time, we had nothing but issues with both Paul and Dennis not holding up their end of our contract. Paul did not do the things he was supposed to do according to how our contract was written. However, because we needed some extra time to finish our financing, we were extremely accommodating and readjusted our original requests to make it work with what he decided to just do on his own (completely ignoring what we had asked). The entire time this was happening, Dennis acted as though Paul was mad at him and was never going to work with him again and put on a whole “song and dance” about how Paul was not doing what he should be doing according to our contract. We came upon the first contract deadline and the house was not ready nor was our financing, so we all agreed that we would put another $5,000 earnest money into title to be released immediately to Paul to extend the contract to the end of March. Which also gave him time to finish a lot of things he still needed to finish. At the end of our second extension our bank decided to argue with everyone about the tax rate they were going to charge us. So we requested one more extension and gave him another $5,000 to be released immediately to him in order to show him that we were not playing games and we were trying to finish stuff up with the bank. Unfortunately...the bank decided to really drag their feet on the tax rate. Our mortgage broker actually had to go around them to FHA to have the bank’s policy changed because it broke Washington laws. At this point in the game, it would have taken LONGER for us to try to go through another bank so we were stuck. We went ahead and did our walk through since we knew everything would be closing soon. During our walk-through the walls were FILLED with blue tape because of the shoty dry wall work and painting that was done. But again...we all seemed to be on the same page and working together nicely despite things not really being done the way we were originally asking them to be and we continued to tweak our wants/desires to please him. On Friday April 18th, our final extension expired. Our Realtor happened to be out of town during this time, so my husband was in constant contact with Dennis the entire time who was telling us that Paul won’t sign another extension because every time he did, his bank was charging him $5,000 to do so. This was the first we had ever heard of this in all of the extensions we had signed so far. Dennis also told us that our entire $20,000 was still sitting at TItle and he had not even used it and was committed to selling this house to us and that we just needed to finish up the financing so we could sign and close this deal. We continued working with the bank and the entire time, we were in contact with Dennis who was telling us everything was fine on their end. On Thursday April 24th we were FINALLY told the truth by someone at our Realtor office about what was actually going on. Apparently the morning of Saturday April 19th, they received another offer on the house and since our contract was up at midnight the night before, they accepted it. Now...let me just explain to you all that this house didn’t even go back on the market until the afternoon of Monday April 21st! And...they had gone 8 months with no offers on this house before we wrote ours up. We find it VERY hard to believe that someone magically found this house and made an offer. We believe Paul and Dennis had been searching for another buyer behind our back all the while LYING to us and telling us that everything was fine. He is a snake and a scam artist and was completely fine assisting his builder in walking away with $20,000 from a family. Our family. We were incredibly excited to finally find our “forever home” where we could finish raising our 2 boys 5 and 6 years of age. $20,000 is a lot of money for us and the fact that ethically someone is okay with just walking away with that money is baffling to us. So this is a WARNING. A warning for anyone who is looking into working with Dennis Folk and Paul Pohlreich. DO NOT put your savings into these people unless you are fully prepared to meet all of their deadlines and demands and be okay with mediocre work. Otherwise, you may find yourself broke. Because they will have no problem going behind your back to find another buyer while waiting for the contract to expire and then signing a new one and taking your money with him.

Would not recommend this builder. Him and his daughter, who is his real estate agent, are known for their bait and switch tactics, and not fulfilling their builder/seller obligations. One example is their development in Auburn on 318th & 51st where they advertised a "gated community" but left a non-functioning gate without power. Other buyers had multiple issues with their warranty repairs. Avoid doing business with this builder.
