In 2019, we purchased a home renovated by G&B Properties. G&B advertised this house as high-end and completely refinished: taken down to the studs and rebuilt with a 3-story addition (new basement, first floor, and second floor). They explained at the open house that they were a husband-and-wife team: Julie handled the design and acted as listing agent, while Danny acted as General Contractor overseeing construction. After touring the house twice, we were convinced we had found our dream home and placed an offer, which was accepted. And this is where the dream stopped. Over the 5 years that we have lived here, we have discovered and currently still deal with numerous issues where G&B Properties and their subcontractors did faulty and inconsistent work, resulting in tens of thousands in repairs. Here are some highlights of the poorly executed construction incurred by G&B properties: 1. Lack of flashing and weather stripping around doors and windows that led to water damage. Within a year of living in the house, we had to replace sections of our wood flooring and subfloors that had rotted. 2. Improperly installed flashing around the chimney that led to water damage on ceilings and walls, as well as rotted wood under shingles. (Photo attached) 3. Siding that overlayed just wood with no ice/rain protective barrier, which resulted in rotted wood. (Photo attached) 4. Drainage pipes installed without proper angling to assure water drained away from the house, which led to sump pump backups. 5. Incorrect setup of zoned A/C that damaged the entire system that required replacement of electrical components. 6. Over 20ft of newly installed gas lines that were clogged by sealant. When replacing these, we also discovered that diameter was too small to support both the fireplace and dryer. (Photo attached) 7. My personal favorite – we had to have all five toilets re-installed after discovering most were leaking. Our plumber informed us that the drain was installed flush with the subfloor rather than flush with the tiling. The original plumber subcontracted by G&B claimed that Danny told him to install the drains this way, even after he indicated potential issues. When the plumber returned after the floors were tiled to set the toilets, he discovered that G&B had tiled over all the drains. After pressure from G&B, he agreed to cut a hole through the tile in each bathroom to set the toilet. (See attached) 8. Windows installed backwards causing them to drain inside the wall. 9. Plywood placed over rotted wood to hide damage and openings to the exterior. 10. Deck installed without a permit from the city. We later found that deck did not have actual footers poured to anchor the wood beams. 11. House was advertised with a new roof. Later when investigating point #2 above, we found that G&B contractors never registered the roof within 3 months of installation, so the supplier warranty was void. 12. Kitchen island improperly installed directly onto the floating engineered hardwood floor, which prevented the flooring from being able to expand and contract naturally. We now have gaps in the flooring all over main floor. When we tried to contact the sub-contractors that performed the work, we were often met with hostility, as they had wanted nothing to do with the representatives of G&B. Initially, G&B was responsive and did help with splitting some of the costs for the plumbing but as the issues kept arising, contact became non-existent. The company would eventually write in an email, " You purchased a used house". This house was completely redone with a brand new 3 story addition that was built and dug from the ground up. I hope potential home buyers take into consideration who you may be dealing with and their chosen sub-contractors. We believe it’s important to highlight these issues so future buyers might be more vigilant about the quality of work overseen by G&B Properties.
