    I honestly can not stress enough how much of a nightmare the past year and a half have been. We purchased our house in late 2019, and have had trouble ever since. The house was handed over to us in a complete mess (drywall mud in windows, paint on light fixtures, etc) and we were told it was bought “as is”. If it was just that, I wouldn’t be writing a review, but unfortunately it gets worse. Like most new homes, there are a few issues (that’s what a warranty is for), but Gem Homes does not honor their own warranty. Simple things like nail pops and floorboard gaps are now having to go through arbitration. Would not recommend buying a Gem home to anyone, one of the worst buying experiences of my life.

    Gem Homes is really a one man nightmare owned by a scrupulous, dishonest and embarrassing joke of a builder named Paul. The craftsmanship and standard of care in our home is horrible and we are learning of more and more issues each month. When we began looking for a home we were impressed by the unique look of the outside of a newly constructed home built by Paul. We made an offer and dealt with so much frustration during the inspection process. Paul has severe mental health issues and will lie, make up stories, and try his best to give you a hard time in hopes you will quit trying and cave. We bit the bullet and moved forward with the home. In the first month, the hot water heater broke and left us without hot water for 5 days. The whole time Paul delayed our request under the new home warranty policy which listed him as the first point of contact. Eventually the water heater was replaced. In the second month there was a leak in the upstairs bathroom because the toilet ring was not secured tightly allowing water to come out on the flooring. Since then 4 different leaks have had to be repaired- causing serious concern around the house’s plumbing. In our third month the sump pump in the basement was found to be malfunctioning as it was always running non stop because it was not installed properly. In the fourth month we noticed our deck’s wood was emitting large amounts of sap that kept protruding out from the planks making a huge sticky mess. Inside our home now only 7 months old there are nail pops occurring in the ceiling and walls all over the house because of foundation issues and poor quality dry wall installation. Three major walls have cracks down the corners and our staircase seems to be sinking exposing unpainted wood along the floor bases. Our wood floors in many areas were not installed properly and appear to be separating from each piece where no adhesive was applied. The paint on the walls has revealed many poor touch up attempts that illuminate discoloration when the sun shines through and lights up particular rooms. In the exterior of the home, Paul decided it would save cost by not installing a hose in the backyard or any cable to the home. That’s right- we discovered our house was not wired for cable or Internet and now our only option unless we want to tear up the walls and floors is to install an Internet line outside and use streaming services for the whole house. In the front yard, our steps have completely deteriorated and are crumbling because the concrete was not sealed properly despite this being called out in the inspection. In our living room, one of the features we loved at first glance was the glass garage doors that opened and closed creating a nice indoor outdoor experience. However we learned shortly later that the doors leak and allow pools of water to flood the ground after a rain storm. The doors are also extremely poor insulated creating significant drafts of cold air and high heating bills. In the backyard we discovered our top soil was missing believed to be stolen by Paul’s workers and the remaining soil was nothing but rocks and debris from construction including glass, bricks, counter tops, and more which resulting in our lawn never being able to sprout or grow. Several of Paul’s clients have approached us asking if we were having issues with our home and sharing their frustrating experience working with Paul when trying to resolve. If you choose to buy a home from Gem Homes be prepared for a nightmare not only from your home but from its builder. So sad because this was our first home and was supposed to be the best experience of our lives but it has been tragically ruined because of Paul Misfit.
