Georgia Sunroom Reviews
2 out of 5 stars, based on 7 reviews

  • October 10, 2019

I wrote the August 2019 one star review. Since then, contractors showed up and did 4 days work (3 of which were partial <5 hours). The porch is probably 30% done and has been left open to the weather with missing windows and exposed plywood flooring. He has probably done $7-8 thousand work out of $16 thousand paid. The contractors walked off the job with no explanation on 13 Sep. No one has been back since. Out of the past 24 days, I have been told by GA Sunroom 11 times that the crew would be back that day or the next. No one has shown. I have asked for a refund; otherwise I guess we will head to court.

    Patio Cover

2018 No work was initiated per signed contract, but accepted down payment for materials and quickly deposited. He does not have a Georgia Residential Contractor's License. No insurance. Not bonded. He continues to advertise his business, Georgia Sunroom, for contractor's work without the necessary credentials.

Mr Blackmon has $16k of my money and all I have to show for it is a torn down screened in porch and some aluminum frames. He will not contact me and only responds occasionally after numerous texts, phone calls, and emails. Then it is always with another excuse for not getting it down. Plus he repeatedly sends me pictures of himself in the hospital. Buyer beware with this company. He is stil not serving customers well in 2019. This job stated in June and by this time in late August it is still not finished. It was supposed to be a 5-6 day job.

    Build a sunroom
    $45,000

Kirk Blackmon of GA sunrooms took a deposit to build our sunroom in May of 2018. After a slow start with no work done until June, he caused flooding in July inside our home which destroyed our hardwood flooring which ran the expanse of our first floor except the mud n bath rooms. All of it has to be replaced. This is particularly troubling as Mr. Blackmon was informed that the construction site would fill with gutter roof run off and the downspouts needed to be redirected He did not remove the forms and the area filled with water and entered our home. WE had to call flood masters as he tried to clean it up wth a mop and a pole fan until I sent him pictures of the wood buckling n lifting! We had to get a mover to move our furniture out. The movers and flood masters had a difficult time getting paid and enlisted our assistance. Our sunroom is not complete, the workmanship is shoddy and it is leaking after weeks of trying to complete this job. Thus, we fired Mr Blackmon for breach of contract and now have to pay to have the room repaired and completed as well as replace our flooring. Mr Blackmon, in my opinion, is deceitful or grossly incompetent or both! He did not reveal the license he uses is NOT in his name. After doing additional research, we found information about Mr Blackmon we had not seen. Apparently, he has been sued and lost and the attorney is still trying to collect his client’s damages. Do NOT use this company. They may have been great before; but this is NOT the case presently.

    Four season room

Kirk built our beautiful four season room. We added on a 20x40 four season room. It is beautiful and we get so many compliments on it. The tile Kirk laid is beautiful and perfect. I wish the tile in the rest of our house was as perfect as what Kirk laid. His design is gorgeous. Thanks Kirk for a beautiful sunroom.

Know what you are getting into with Kirk Blackmon

I signed a contract with Kirk Blackmon of Georgia Sunroom in June 2014 to convert a large deck to a four-season sunroom and build a new deck. Based on several negative reviews I'd read about Kirk, I went in to this with my eyes open and expecting two things:

    1) I would end up with a good product
    2) It would be a completely frustrating experience dealing with Kirk and actually getting the project completed.

This is exactly what I experienced and would be the main focus of this review if not for one thing: When Kirk came to receive final payment and provide all of my paperwork (March 26, 2015) he presented me with FORGED signatures of his subcontractors on a lien waiver form. I'm not making that up, exaggerating or over-stating things: Kirk Blackmon FORGED the signatures of his subcontractors on a document stating these subcontractors had been paid (they had not) and that they waived their rights to place a lien on my property.

How do I know for a fact this was a forgery? Well, beyond knowing he had not paid one of the subcontractors, that subcontractor was AT MY HOUSE when Kirk attempted to pass his forgery. It was pretty easy at that point to prove the forgery. The police were called and a report was filed while Kirk was still at my house. I'm awaiting a copy of that report to pursue criminal charges against Kirk Blackmon. This would appear to be a felony forgery charge, as I believe he clearly intended to defraud me (representing I had legal protections I am entitled to and that his subcontractors had been paid) and there is no question he FORGED these documents. I cannot predict, however, how the criminal side of this will play out.

But ask yourself if you'd want to hire a contractor who has attempted to pass FORGED documents that declare he has paid his subcontractors and those subcontractors waive any right to file a lien against your property for non-payment by the contractor. If you're not aware, when your contractor fails to pay the subcontractors, those subcontractors can place a lien against your property - potentially requiring you to pay TWICE for those subcontractors' work to remove the lien. The protection you have against this is the subcontractors' signed waiver stating they have been paid and waive any right to place a lien on your property. So when a contractor such as Kirk Blackmon FORGES this document and has not, in fact, paid his subcontractors ... I think you can see the problem there.

So decide for yourself if Kirk Blackmon is a contractor you would trust.

Leaving aside the forgery (as if that's possible), here's my experience with the project in case the forgery instance above hasn't given you enough information about Kirk Blackmon:

We signed the contract on June 17, 2014. Under the terms of the contract, work was to commence in 5-7 weeks and then the project was to be substantially complete 2-4 weeks after that. If you do that math, the project should have been completed by September 2, 2014. It was, in fact, finished March 12, 2015. If I give Kirk the most generous accounting of time I can, he spend 16 weeks building a project he was contracted to deliver in 4 weeks. If Kirk responds to this, he'll talk about how much of a pain the city of Atlanta is to deal with, etc., but I have a long list of misrepresentations, a daily log of activity (and more often inactivity) and other clear documentation to show what a load of crap Kirk throws out when selling a project. It is, quite simply, too much to get into here.

I'm also pretty sure that my project was only completed as "quickly" as it was because I stayed on top of Kirk and his crew and was here on site every day. And the workers (often seemingly pulled off of my job to deal with some crisis on another project) told me about other jobs going on at the same time that were much farther behind and customers who were much angrier than I was. It seems to be standard operating procedure.

But as I said - the product he delivered is good. If I would have known of another contractor who offered similar work at reasonable prices, I would never have signed a contract with Kirk (yes, I saw his negative reviews before I signed. I talked with him about it, told him my expectations and modified the payment structure to help mitigate the risk).

"Buyer beware" has never been so apt as it is with Kirk Blackmon and Georgia Sunroom. Know what you are getting into (and know Kirk has attempted to pass forged subcontractor waivers) and be ready to fight every day to get your project completed if you sign a contract with him.

    June 3, 2011

Kirk Blackmon signed a contract on April 17, 2010, to add a leak-proof floor to my deck to be started no later than May 22, 2010, and completed no later than June 5, 2010. Mr. Blackmon has failed in every respect to honor his contract. His workers have incorrectly installed flooring three times (even though he was provided with correct instructions by the material manufacturers) resulting in numerous substantial leaks. In July 2010, I requested that Mr. Blackmon use a professional floor installer (whose name I provided) to prepare the floor for finishing, but Mr. Blackmon refused. Mr. Blackmon still has not completed this work or repaired the leaks. On March 15, 2011, I received email from Mr. Blackmon that said "I will come up myself and go over the job and see what plan to get it." Over a month later, he shows up, agrees that the work is shoddy, and promises AGAIN to correct it. Since then he has not called, written, or appeared, nor responded to messages from me or the BBB.
