My husband and I did an addition to our home for my elderly mom who is in a rehabilitation facility. Greenstone Homes was referred to us by CEO, Jhon Castro at Blackstone Construction, in Greensboro N.C. Jhon assured us that Eric Spratt would get us taken care of. We invited Eric into our home mid June of 2024. In our meeting, we provided the architect drawings from a previous contractor who we decided NOT to do business with. During that meeting we expressed to Eric what our situation was and that it was a sense of urgency in the matter because our mom only had a certain amount of time before we would be liable for out of pocket expenses to the rehabilitation center she is in. Eric assured us that this project would take no longer than 4 months tops. My husband and I signed the contract in late June 2024 trusting that Greenstone Homes could fulfill our wishes in the timeframe required as we were on a strict budget to see this project through. We told Eric that we had half of the money in cash. However, the remainder would be in credit card payments. Eric agreed that he could make that happen during our initial meet. After we exhausted our cash towards the first few drawings and we were ready to pay the next with credit card, Eric THEN expressed that he would need to charge us a 30% processing fee with the payments. We were very disappointed to say the least that Eric did not tell us this upfront, as 30% on top of payments was insurmountable. He then expressed that he could wait towards the end of the project to allow us the time to pay in cash instead as we work to gather the cash and close out on a property we had in Florida. You can only imagine that my husband and I were devastated that our plans to pay for the project were ruined simply because Eric was not truthful in our initial meeting before signing the contract. Here are the additional issues we ran into:
1. We paid a $5000 deposit to pull the permit to start the job which took 5+ weeks before the project started. However, we received a port-a-john, sign, & large wooden garbage disposal that was sitting in front of our home before any work begin.
2. Once into the project we experienced a stop work order from the city of Greensboro due to some type of misalignment in the framing that had to be corrected. That correction stalled for 4+weeks or more before stop work order was able to be removed.
3. Once back on track, there were weeks that no one came onto the property to do any next phases and my husband and I had to repeatedly call Eric for an explanation of the hold ups; reminding him that we were on a time crunch and had now surpassed that time. In that, my mom started to accrue out of pocket payments to remain in the facility at $400+ A DAY! Eric would express that his guys would tell him they were coming and not show up. Oh yea, or the weather was the delay (we get that), but it is his job to make sure his guys are where they should be outside of any weather delays. If not, fire & hire! Period.
4. The shower that was installed into the space, does not have the strong handles needed for someone who is weak when showering as Eric agreed that he would make sure that his guys would. (not sure how this is going to be resolved as of yet).
5. Eric stopped the job due to delay in sidings that were ordered stating they were on back order and he was waiting to have them delivered. Once delivered, guys put up the sidings and did not have enough. How comical is that! You're a contractor, you measure and still didn't order enough sidings? So now the project is held up yet again for more sidings to come in!
6. The machines that came onto the property has ruined the edgings of my yard, which Eric states he will replace once completed. My neighbors yard is also muddy and a mess! He also stated that he went to her home and expressed that he would fix once completed.
7. The amount of debris and trash left in my yard and my neighbors yard after guys come out is absolutely mind blowing. Water bottles, nails, you name it!
8. We are now in February 2025 and this project is STILL NOT COMPLETE. Eric says for nonpayment, but would you pay someone who has done business this way with all that has taken place? At this point, the money is not the issue, we have all of it in our accounts to pay him to a zero balance if we wanted to, but we would be a fool after all that has happened! My mother now has over 100K balance that my husband and I now have to go further in debt to figure out how to pay on top of paying for the remainder of the project? The least Eric could do is express how he is going to make it right with us after all that has happened. We are good people who work hard and simply want to be treated as such. Eric said when he sat down at my table that he could handle this. Not only is Eric a liar, but he does not communicate well, and does not hold his guys accountable. Do business with this contractor at your own will. Good luck!
