Gulf Constructors follows new and emerging construction technologies to become familiar with them as they are specified. We develop smart schedules that assume some redesign will take place. We sequence construction activities to maximize flexibility. And when revisions occur, our flexible approach allows us to resequence activities to minimize rework, without affecting the original schedule.
Phased Construction/Occupied Space Experience
Gulf Constructors has experience working within congested and occupied spaces. A solid understanding of each customer's timing, space, noise, and safety constraints allows Gulf Constructors to establish construction schedules that minimally impact ongoing operations. This often requires projects to take place in off-hours, using isolation barriers and just-in-time materials delivery.
We also develop site logistics plans to minimize disruptions and surprises. We will work with local inspectors prior to construction to ensure the latest codes and associated interpretations are accurately applied.
Accelerated Schedules and Schedule Control

We meet demanding deadlines with no compromise in quality by not only developing detailed and coordinated project schedules, but by employing a pre-construction approach that includes the identification and pre-purchase of long lead time materials, the scheduling of multiple trades on site simultaneously, and the development of contingency plans in case of unexpected delays. Despite unplanned delays and obstacles, this approach allows us to stick to our first promised completion date--and we deliver on-time, as promised in virtually all cases.

We bring knowledge of site-built, modular and factory built wall systems, and their integration with stone and metal products in complicated areas to ensure a smooth and efficient integration of the finishes and materials. Gulf Constructors also ensures that the specified materials meet or exceed quality expectations by pre-reviewing materials, often through personal inspection.
An area of particular note is the use of pre-stressed concrete structural members and foam-core blown concrete wall and ceiling systems to provide the industry standard in energy efficiency, air and vapor penetration control, noise control, low maintenance, fire resistance, and fast assembly.

Gulf Constructors has systems engineering expertise in mechanical, electrical and plumbing (MEP) coordination, Safety evaluation/analysis, ADA/TAS analysis/compliance to scrutinize subsystem designs, perform constructability assessment, develop detailed estimates, and offer low cost, no sacrifice alternatives as questions arise. Gulf Constructors pre-purchases long lead-time equipment and components to ensure timely delivery.
