1) Budget estimate given by GWC was WAY low (1/2 of the ACTUAL cost), which was done on purpose, to get the job. Once the job started, the project was expanded without authority. (Ex. To replace a sink, they SAY the bid included new cabinets and countertops. However, after tearout, the rebuild costs far exceed the bid. The customer then HAS to pay - whatever the cost - to have it ALL put back together.
2) Contract gave a set 7-mo completion date, but as project became (5) MONTHS past due, GWC owner repeatedly dismissed complaints saying it was customer fault. When asked about recourse for delays, owner said, "you have none" knowing his contract gave the customer little to no recourse. Customer is extorted to continue, or GWC walks off mid-job;
3) GWC resists getting bids. When forced, you will be TOLD the lowest cost bid is their preferred guy. DEMAND to be provided all bids AND review them carefully. When we looked at the actual bid specifications, we found GWC had NOT bid per our specs! The bids in some cases were not even comparable to each other! GWC repeatedly failed to properly spec the jobs, then cavalierly overlooked the problem causing numorous delays - of course blamed on the customer.
4) GWC Owner fills out all employee timesheets, which were repeatedly falsified, despite warnings. Require each employee complete and sign their own timesheets and spot check with drop-in site visits;
5). Pay attention to the receipts. GWC REPEATEDLY double-billed for materials - sometimes 2-3 billing cycles later.
6) When customer had enough, GWC refused to talk. GWC packed up without notice, cancelled all subs, and walked off the job - but keeping the key. GWC refused to communicate in person, via text, via email, via phone, and via formal mediation. Instead, they made verbal & written demands and threatened lawsuit. Eventually, customer is forced to pay extortion $ or hire attorney; but,
7) The Co bond is only $12k, and this is a small company so not many assets. They know protracted litigation will not favor the customer. Damages on our project exceeded $20k (+ legal fees)!BOTTOM LINE:
Despite the friendly smile and firm handshake, RUN!! Chance Craigslist rather than GW Construction.
