We were lied too, got suckered into closing without doing a proper walk through after they insured us they would fix any issues we find after we move in. (Stupid is for trusting a company that says they take pride in their craftsmanship and quality) they gave us the wrong cabinets and after almost three months still have no answer on a resolution. Soooo many issues that I have over 100 pictures of crappy work and I am talking to lawyers. We worked hard for 7 years flipping our old house with kiddos running around so that we could make enough profit to put a chunk down on a new build so my husband could relax after work and instead, this housewife abs her husband r fixing things on our brand new house that shouldn’t be an issue in the first place. Arbor doesn’t care about quality or workmanship, they just care about moving in to the next house so they can make bank. Very sad.

Awful! To say the least. Poor craftsmanship in all. The roof already has a dip and a pop. The studs were trash. Looked like they were sitting in a pole barn for years and a dog chewed on them, and then had puppies and they chewed on them as well. The builder are careless and inconsiderate.so is all the sales, super intinent, and any one else there.

I’ve lived in my home a year and four months now and my AC unit installed by Arbor and Airtron keeps flooding and destroying my properties and home. Arbor warranty department is known to put blames on home owner and refuse to fix anything that is still under warranty. Since we’ve been this brand new home, all we’ve had are tons of structural and mechanical problems. We are tired and will put our house up for sale. Can’t deal with them anymore! Arbor is a big joke! They build houses and leave tons of dirt and debris in your Hvac system that clogs it all the time; and then they blame you for it.

My wife and I went into Arbor Homes in Avon to get the process started on building a home in Pittsboro, Indiana. We were greeted by Michelle West who has a sketchy sales demeanor about herself. We had been to 3 different builders and all of them were willing to throw in some type of incentive in order to secure the deal. I asked her what can she do to make us pull the trigger and go with Arbor. She said "I can't throw anything in. We don't haggle and we don't throw anything in." After that day, I told my wife, we are going with a different builder and I asked Michelle what did we need to do to get out of the deal. Long story short, she is making us pay $3,000 to get out of the deal when they have done NOTHING. We have been dealing with them since May and we are in the same place we were the day we walked in there and gave her our $500 which was to get the process started. Arbor is a joke and so is their sales team. If you are looking to build, look in to Lennar. Friendly staff, almost every upgrade you could want comes STANDARD and it's just a different feel when you deal with the Lennar Team. Yea you will pay a little more money but when buying a house, paying more for good customer service and a peace of mind is worth it in my eyes. Thanks Arbor for literally nothing.

I do not recommend Arbor Homes. They installed sub-par shingles and they were installed improperly. There is even a news story on this on Channel 6 out of Indianapolis. We had shingles replaced 5 times in 5 years. 2 of the times Arbor fixed only the shingles that blew off. The latest windstorm blew off more shingles and now I am paying $9200 for a new roof because Arbor used sub-par shingles and improper installation. In addition to this our AC went out after about 3 years, our water heater has been replaced twice after leaking all over our kitchen, our ceiling in the kitchen had a leak from a toilet pipe that had had a hole DRILLED into it. Arbor did come out and replace that. We had our ceiling along the wall above the stairs crack and was repaired twice and some of our light switches pop when you turn them on. Our ceiling in our bathroom is now leaking above the shower due to the defective shingles. I have even turned them in to the Attorney General's office of Indiana today. Our first house was built by CP Morgan and we never had any issues with them. If you build with Arbor Homes be sure you have your own house inspection to follow them or you will get burned.

We love our new home. We have been here a little over a year. I was not impressed with our sales manager, but I will not let that take away from how much I love my new home. Had our 1 year flow up they took care of everything very quickly. I would definitely build Arbor again.

I am so grateful for Arbor homes I love my house! Curtis the president makes sure things are done correctly and Joe is now over the warranty department and he made sure the problems (which I had a crack in my tub and nail pops) are fixed and he is working on the tub now that they have a new manufacturer that they are working with. I would tell any one if you have any warranty problems put in a request now I'm sure Joe will take care of it!

This builder is way low quality. It should have been a hind-sight clue, but they treated me poorly when I went to buy the home. They constantly asked if I could afford the home. Then, they tried to steer me away from upgrades. I though it was unusual, but I like the community and layout. Then, when the home was complete, we had nail pops all over. I have had homes built before, but never had the nail pop issue as I have had here. Wow. The cabinet/back splash mountings in the bathroom and kitchen are starting to dis-adjoin. After a year of living here, my water heater gave out flooding my home. They covered a fraction of the cost, but WOW! It should not have happened. This company is NOT worth it. Go somewhere else. I'm not looking forward to what else might happen. I'm selling now.

I recommend not to ever buy or build an Arbor Home they are JUNK. I have built my home and I have lived in it for 18 months, the toilets run constantly, I purchased the kitchen appliances my ice maker doesn't work in my refrigerator, I have used my dishwasher maybe 10 times and it no longer works and it no longer under warranty. My air conditioner just went out and I had to pay $530.00 to get it fixed, in a $200,000 home that I have lived in for 18 months. Run, and find any other builder than Arbor Homes they are horrible. I set up my warranty at my year and I never received a call or anything from anyone. They are the biggest rip off. Just a word of advice find another builder and don't believe anything they tell you.

Permits
- Building permit records show that Hamilton Homes has worked on 2010 permitted projects.
I have built 2 Arbor Homes. I was reasonably pleased with the first, but I have been nothing but disappointed with the second. The disappointment started with the home buying process being stalled because they didn't believe that I could buy another home without selling my current home... because I am black. My next home will be built by a quality builder. The problems started immediately upon moving in. You'd think the plumber who worked in the house was drunk. Many of the pipes leaked making it so that walls and ceilings had to be cut out to repair them. They found they hadn't used any adhesive. The holes were drilled into the wrong end of the soaking tub and instead of replacing, Arbor tried to do a porcelain repair that looked terrible. I was finally able to get them to replace that. The curb is so torn up that it is a hazard to drive in and out of the driveway. I asked if it could be fixed and they said no, then they sent someone out to repair every curb in the neighborhood except mine. The sheet laminate flooring was not attached with adhesive, just laid down. They did have someone come and fix that. They refused to fix most of the drywall settling cracks at the 11 month. The electrical system is faulty and all the lights flicker. They sent out an electrician once and he tightened a loose connection in the panel which fixed the issue for a couple of months. Now they refuse to fix the issue again because we have ceiling fans installed where we purchased pre-wired connections. They are saying that the ceiling fans are causing the issues because they have loose connections, but if that were true, the flickering would have started after the fans were installed, not before. The sewage pipes in the basement are leaking now. Thankfully, the basement is unfinished so we don't have to cut through any walls, but I reported this a month ago and they didn't have anyone call until I followed up today. Arbor Homes are junk.
