While this contractor's estimate was fair and competitive, he didn't follow through completely. If you are considering using his company, heed the following:
1. Get everything in writing and in a contract, ensure that non-performance penalties are included.
2. Require estimated start and end dates with no more than a 14 day delay for either. Also require a schedule of when workers will be onsite.
3. If any of the work is going to be subcontracted, he should specify who will it be and what are their qualifications.
4. If concrete pads are part of the job, ensure that the finish (polished or just skimmed) and the type of leveling is specified.
5. If the material is supplied by Ziggy's inspect everything and reject anything that is incorrect or substandard.
6. Specify that you will pay only him, not subcontractors or suppliers.
7. Keep an eye on the job site and watch for excess trash, nails, screws, metal and wood debris, and cigarette butts. Also watch for substandard work and require that it be corrected.
8. If your tools are used, ensure that they are returned and in the same condition they were in when borrowed.
9. Check what permits are required yourself. Also ensure that the project is in compliance with CC&Rs and HOA (if applicable).
10. Require a way to contact the owner. Do not rely on email, text, or cell phone calls.
