Apparently the house I wanted to buy was his first flip. His SIL was my first Reaktor. She promised that her BIL would accept my bid as it was to be a private sale. Yudith Soto (Exp Realty) put the house on MLS and HGO LLC started getting offers higher than mine and decided to take offers. I went $10,000 over listing price. He accepted my offer. The inspection showed the roof needed to be replaced and the electrical work had "EXPOSED WIRES"!!! The inspector said someone could have been electrocuted!! The inspector said there was no way a licensed electrician did the work. The work was done by someone who didn't know what they were doing. The negotiations fell thru because the LLC refused to do any of the roofing repairs. An inspection in 2021 showed a new roof was needed. Yudith Soto, my realtor told us the "roof was newer". Yudith also didn't know that she couldn't be the agent for the seller and buyer. I had to transfer to another realtor. When HGO LLC found out about the electrical issues he blamed it on "hus workers". He wasn't willing to have a licensed electrician do the repairs. "He" would do it, but allow the licensed electrician to inspect it. He got $10,000 of my money and could have used that to make sure his first flip was appropriately liveable. He left a bad taste in my mouth as I feel he used me to get more money on the house. Using his SIL to help. Apparently his license expired Dec. 2024. Be aware of this company. He should be lucky he's not looking at serious charges of possibly killing someone due to his shoddy and cheap work. I had to get a completely new realty company and realtor. He put me in a very vulnerable position and for that, he gets this review. Exp Realty is not a quality Realty company. Stay away from Hgo LLC!!
