    new build

    We looked at building a new home in 2018 and unfortunately because I.L did work for a family member and they were satisfied, we never researched other builders. When we couldn't get financed by 2 different banks we called the whole thing off (one bank wanted us to go in upset down and the other flat out refused. All our appraisals came back less than the value and the builder wanted us to hire an appraiser that he knew. I.L gave us a receipt for all the items that were paid out of pocket (before financing was in place) and we graciously gave funds to them with the intent to still do business but at a different time. We were told we could have all our items delivered to us and when we called to have our lumber delivered we were told I.L cancelled that order. When contacting I.L, we were told that was our 10% deposit stated in the contract. We paid I.L for the materials they stated they were out of pocket (not once was it indicated it was a 10% deposit). COMPLETELY disappointed with how it was handled and that they felt they needed to work the system to receive that money. We received some funds back but only because we had to get attorneys involved and even then that cost us money. We will never be using I.L or recommending I.L Construction ever (this goes for our family who used them)

    It is very confusing why this would be written especially with important details. 1.Financing was in place at the first bank chosen but you did not feel it was enough. 2. I worked with you for 5 months preparing for this build saving you thousands of dollars from an architect with all of your changes. We had an excavator on site ready to build when you called it off. I refunded a large portion of your money and had some nonrefundable delivered. Why you would pay this year's later is beyond me.

    ROOF

    I had a connection to owner Ian through local people. Also asked acme roof and building supply flint mi last fall where I buy products and he came highly recommended. We got a price to do tear off and reroof much fairer than other estimates from the big guys. Also at this time my daughter and husband were getting roof estimates for steep large roof also .They got 6 or 7 estimates ranging all over the calulator and salesmen would come out and tie them down at the kitchen table for as much as 2hours and had to ask some to leave .Ian is polite and meets with you for details ,does a review and sends email of costs no pressure. They even cleaned all gutters roofed a small sunroom area not in the estimate . We did a walk through after for anything to clean or minor things to address and is sending worker today or sat to install new leaf guards I bought at acme. Pro bono. They are finishing daughters today and they will leave comments .Ian was communicating all the time on scheduling to perform work when no rain predicted.

    In June, 2016 I hired IL Construction LLC to install an 18ft vinyl railing. There were many problems that occurred under the direction of the owner. The top of the railing was not level, posts were not plumb, various attachment parts were improperly installed. The construction crew came back 2 times to look at the job, however did nothing to remedy the problems mentioned. Now they are not returning my calls and I am stuck with trying to repair the incompetent workmanship. I would never recommend this company to anyone.

    To start the first issue was the concrete was to old and brittle for a post mount system but the customer insisted. My first extra trip was getting a different fastener system to help secure the posts. My customers complaints were heard and checked. The complaint was the top rail was not level, after inspection done in front of customer with a string running across the 18' run on railing with a 6' level it was proven to be level. The homeowner was still irate for some reason and kept calling. I went out to the job location one more time, to an irate man yelling at me to no end grabbing the railing, pushing and pulling on it as hard as he could. It was at that point that I thought it would be best for me to not come back. This was 4 years ago and it still troubles me to have an unhappy customer, it is my one and only.
