Beyond horrible. Took us for every dime we had. Didn't provide anything close to an accurate cost estimate. Refused to do a change order even though his contract says expressly that a change order is required if estimates go beyond what the original quote is. Seldom if ever came on site to supervise, project manage or plan a big renovation. Went 35% over the cost estimate with all of it incomplete before we finally terminated Patrick and Ironwood Builders. Buy beware. He is great at whining and dining out of-town "new buyers" but his local reputation is pretty bad. We have been left penniless after even cashing in retirement savings, using up our budget, and taking out a home improvement loan just to finish what he left unfinished. Untold damage to the front and back of our home and left unsafe during the worst of the winter (no deck railing on a huge drop from August 2022-January 2023). Sickening.

We contracted Ironwood for a basement renovation, deck renovation and front entrance rebuild in April 2022. The experience was nothing short of a disaster!
Build quote was way off quote, build crews were inefficient and sporadic at showing up, some subs absolutely priced gouged while others did horrible quality. Very little project management or quality control so be prepared to manage the job for yourself and watch everything including invoicing. Deficient work will be rewarded with more labor invoices because they just bill . Other subcontractor work that is unsatisfactory is either ignored for months or just never addressed. When we had enough and terminated Ironwood it just got worse!!!!!
Random incoherent billing, told any subs to not finish or work for us, junk and misc contractor supplies left on site. -

I can not say enough great things about Ironwood. We live in a neighborhood where 90% of our neighbors have had issues with their builder. We were lucky enough to buy one of the few Ironwood homes and have had no issues. Patrick was even helpful when we had some problems with the fridge more then a year after the build. Everything in the home is top quality and looks like the day we got the keys. We feel beyond lucky to have found Ironwood especially after hearing all of the horror stories from our neighbors that used other builders in the area. There’s some great builders out there and there’s some not so great ones. I can promise you from experience Ironwood is a great builder! We highly highly recommend them!

I had my home built by Ironwood Builders in Sandpoint, and my experience was honestly the opposite of some of the negative reviews I’ve seen online.
From start to finish, the project was well managed, transparent, and stayed within the budget we agreed to. Building a custom home is naturally complex, but Ironwood did a great job setting realistic expectations upfront and communicating clearly whenever decisions or trade-offs came up. I never experienced surprise costs or last-minute financial shocks — something I really appreciated after hearing stories from friends who built with other contractors.
Project management was a strong point throughout the build. The team was organized, responsive, and actively involved during construction. I always felt like someone was accountable for keeping things moving and coordinating subcontractors effectively. Work progressed steadily, and any issues that came up were addressed quickly and professionally.
The quality of craftsmanship also stands out. My home still looks and functions exactly as I hoped, and the attention to detail shows in both the finishes and overall construction. Even after completion, Ironwood remained responsive and helpful when I had questions.
Building a home can be stressful, but my experience was positive and collaborative from beginning to end. I would absolutely work with Ironwood again and would recommend them to anyone looking to build in the Sandpoint area.
