few more items included by the winning bid and thought maybe they low bid and could have had change orders... but not sure.

J&J were not rude. They were responsive to correspondence and pleasant to speak with. The part of their work i felt misleading, and unprofessional, was their behavior while negotiating the written contract.
First, I spoke with J&J, and provided pictures. J & J viewed the site, provided a verbal scope of work, and a price range. We discussed permits. Joe said a permit was not required.
A week later I receieved an email estimate at the top of the price range we discussed. I gave the go ahead.When I received the draft written contract, it contained a clause saying the cost excludes the cost of permits and drains. I wrote back asking for clarification, as no one mentioned drains, and Joe told me a permit was not required. In a subsequent email and then phone call, I was informed that not only would a permit be required for this work, but that there would need to be engineering plans as well, and that i would be responsible for obtaining and paying for both.
I was misled. I feel a professional, before extending a written contract, would determine permitting requirements.. estimate the cost of the permit and the process, their impact on the project timeline, and let me know upfront, especially when there is a change that doubles the cost of the project..
Instead, J &J snuck one line into the written contract. When was the requirement for permitting & engineering plans going to be raised had I not asked? After J&J had 1/2 of my money for the job in their bank? Getting the engineering plans and permits myself?! Really?!
I feel J&J was looking to get a sizable chunk of my money.. then spring the expensive, time consuming permit & engineering plan requirement upon me, at a point where it would be difficult, or expensive, to back out. Caveat Emptor.

I recommend this company without reservation. My experience was fantastic. The family is competent, fair, hard-working and just very very nice. I give them 10 stars for every aspect of their professionalism.

I cannot say enough good things about J&J Builders, they added a back porch to my house that i wanted to be part of the house. Fantastic job by them and they walked my wife and i all the way through the process and was happy to answer and/or address any questions or concerns that we had.
Were already looking to them to remodel our bathroom.

I had my kitchen gutted and remodeled by Joe and his crew. They are very professional and always answered all my questions. What I loved about this company was they cleaned up at the end of each day and they finished way before estimated time giving. Price of the tare down and remodel was exactly on point and a great deal. I LOVE my new kitchen. Thanks Joe! see you on the next remodel in my house. Highly recommended A++++
