We bought a brand-new construction home in January. Since then:
a. We experienced an issue with our HVAC not cooling the house back in April. J&J was sent out, they spent a few minutes in our basement, waved good-bye and said, "all set!". When my husband said "but it's still blowing warm air. Can you test the air coming out with an infrared thermometer?" he said "I don't have one. Bye." (yes, he was here with his entire work van).
b. We got in contact with our builder who sent them back out. After a few minutes downstairs, he said it just needed to be charged with some refrigerant. (I likely don't need to point out that a three-month-old system should not have to be charged).
c. About a week later, we found a large amount of water under the furnace unit in the basement and J&J was sent back. They actually apologized (shocker!) and said that we had a freon leak, and that they had fixed it.
d. My husband went to go put a new filter in the system - and realized that there was none ever installed. Not in the attic or the furnace in the basement. Not during installation, or any of the THREE visits to our house did it dawn on anyone to look at the FILTER.
e. We hired an actually reputable company (Precision HVAC - I highly recommend them!) to come inspect the system. They said that running for 8 months + construction without a filter likely clogged up the entire coil, causing the leak. They said that it could also cause a crack in our heat exchanger which would leak CO leaking into our house this winter. They ALSO said that it will take a 15-year system and deplete it's life to 2/3 of that - only 10 years.
d. Today, we continue to have intermittent occasions where the AC will blow warm air for a few hours - leaving parts of the house at nearly 80 degrees. Hasn't been fixed yet. It's August.
