A fiasco. Our experience was not as bad as Leslie J.s, but bad enough. Work quality was unacceptable, displays of temper, seemed overwhelmed by basic project management. I would give anything to have the time & money back. We live with his bad design skills and mistakes every day...

By Leslie J.June 14, 2021Construction of 3rd floor on 2-story rowhouse$180,000
Hiring James McCoy/James McCoy Carpentry to construct a 3rd floor on my existing 2-story rowhouse in Philadelphia is one of the biggest regrets and nightmares of my life. A project that was contracted to take approximately 12 weeks, took nearly 2.5 years — and a lawyer — to complete. Reason? James admitted to me and my architect that he misappropriated some of my project monies. As such, James was unable to complete work on my project until he earned money from other projects; hence the 2.5 years.
Because of James’s fraudulent conduct, from July 2018 to October 2020, my home was subjected to, among other things: severe rain damage due to no permanent roof for nearly a year; mold remediation resulting from the rain damage; theft of personal property by subcontractors; no air conditioning for two (2) extremely hot summers; incredible dust; and, scaffolding in front that resulted in numerous citations and fines from the City. Under threat of legal recourse, James eventually remedied these issues.
Compounding matters was James’s attitude. SO unprofessional and disrespectful. Despite being at fault, James would enter my home and not say a word to me. It was though he was doing me a favor to finish the job he had been paid for. No acceptance of responsibility whatsoever.
James McCoy/James McCoy Carpentry is the type of business homeowners should avoid at all cost.

Permits
- Building permit records show that James Mc Coy Carpentry has worked on 19 permitted projects.
James came recommended, but our experience was disappointing. While he understood the project's goals, his management, communication, and professionalism fell drastically short.
He consistently blamed others, failed to take responsibility for major issues, and caused a month-long delay from the promised completion date due to neglect in taking out proper permits. His disorganization led to incorrect work and unaddressed complications; all due to poor communication and documentation. He has left open permits on our home, despite work having long been completed.
Financially, James was unreliable. He kept and sent us inaccurate records, neglected to send change orders, and delayed payments to the subcontractors; requiring the involvement of lawyers to resolve, lasting almost six months.
My advice: if considering James, limit the project scope rigorously. He is skilled in carpentry. But maintain meticulous records, and ensure subcontractors (if he’s hiring them) sign a lien waiver. Alternatively, seek a more competent and accountable professional.
