    New House in Sorrento, Maine
    $200,000

TERRIBLE emeritus architect, which means retired architect.
The architect who lives in Massachusetts cannot drive to Maine to direct a construction project in Maine. He has hired a landscape architect to be his eyes and ears and write construction reports. The architect emeritus gave no written justification for the construction inspecting qualifications of this landscaper. J Richardson feels that he can direct construction, talking to contractors, building officials, suppliers, and energy and construction code regulators just by looking at photographs on a small telephone screen.
The landscaping architect chosen by the architect emeritus has not directed construction. However, he has "people and verbal skills" That is he is good at gabbing about life and safety issues.
At a meeting with the contractor, subcontractors, and suppliers yesterday the people and verbal skills landscaping architect knew nothing about the frost effects on the soils and foundation for this new house. The landscape architect could not contribute to the discussion on construction, energy, and electrical codes. Of course, the architect emeritus was not present at this construction meeting on 9/30/22. He will send a bill for architectural services after having been on the phone for 40 minutes.

    Small house in the woods
    $150

No. He can not draw nor design. He placed a laundry room outdoors. If the 73 yo client wants to do her laundry she has to go out in the rain because the laundry is not accessible form inside the house. The elevation have tiny little window, small low doors. and almost flat roof lines. I called them elevations, but they looked like scribbles a high school kid would do in shop room. Awkward internal circulation. The main bathroom is not near the bedrooms. No framing plans, no sections, no internal drawings, details, description of materials, energy saving calculations. He is no longer an"architect". Emeritus means "retired".
