Have exclusively dealt with James's son Matt as we purchased a high end new property in North Reading, MA in June of 2022. Matt has been extremely responsive to all of our concerns with regards to the house and has absolutely fulfilled the one year warranty that came with the property. In fact, to this day (about 6-7 months in) Matt and I talk probably once a week as our house is one of a few properties that Mangano construction has built on this cul de sac. I have also heard only good things from the neighbors and we are very pleased that we found such a reputable contractor.

Spoke with Matt and he's been exceptional. He's been responsive and quick to act. Only issue is electric is questionable as RJ 11s were installed and no RJ45s. Tile work is great. And again, Matt is exceptional.

Cuts lots of corners that a contractor should know better than to do. Left fire hazards in the house and didn’t tell us. Multiple problems with the house, that was supposedly a “flip” house. Refused to fix his mistakes. Avoid him at all costs.

James Mangano and his team was not easy to deal with. Called him out on poor building practices even though the listing mentioned "quality builder". Lawn and landscaping was an afterthought and had to spend thousands to get it right. Driveway paving was not on time as well. He operates under "Golden Realty Trust" and his lawyers are even worse to deal with. No building or prints came with the house, and once they were acquired from the town, they are not accurate in regards to the actual house. Unfortunate these guys cut corners trying to make a few extra dollars and new homeowners have to suffer as a result.

my husband and I had a great experience with this builder and his associates. Our home was built in the time estimated. Our home came with so many features that other builders were charging extra for. We have had nothing but a positive experience with this building company and would highly recommend him to my family and friends.

Builder casues property damage and safey issues - RUN AWAY form JAMES Magano. He built my house and other houses with similar bad experiences.
Cuts corners on roofing, constructsion, structure, siding and dug holes to bury stumps causing sink holes. did not install ice shield or black paper on roof, did not remove roof nails so roof tiles popped up. did not nail or screw hangers under farmers porch causing porch to almost collapse. Created safety issues and thousands of dollars to myself and other homes he built with similar stories. -
