AVOID THEM. Rudest customer service (or at least rudest agent - Greg Miller). Not sure how many times a question would be asked and he would respond in terms that neither my realtor or I could understand. (I'm not a first time homebuyer and English is my first language). Wrote that he was giving us 35k for a water feature premium. What is a water feature premium? My realtor assumed that was add-ons that would include a fountain. No, that referred to the "discount" he was providing for the premium on the lakefront lot. His job is to be a sales agent for the company and includes being able to communicate clearly with clients. Rep fail.
Furthermore, this company advertises themselves as a luxury builder (they certainly charge more than anyone else does). For a luxury builder on over 1M home, that smooth walls would be standard. Nope, same textured walls that a 200k DR Horton home has. They wanted 18k to smooth out the walls. Ridiculous. We addressed this with him as it was written as part of the inclusions that the garage had smooth walls. So why is there smooth walls for the garage but not the rest of the home? The rep responds that they don't do smooth walls because smooth walls have problems within a year. OK, so the walls in the garage are going to have problems within 1 year? He tries to back out and say that they're not "problems". Then what are they? If a crack develops in the wall, that's not a problem?
In terms of options, you would think that a company that has been in business for as long as this one, would have an online catalog to see what options are included and which are not. Nope, they want you to sign with them and their earnest money before letting you see their options. Go to Tri Pointe, their website not only has a catalog of their options, but the simulator can put it into a room to see how it looks without signing. When they provided the estimate for the home, they of course surpassed the budget by about 10%. So we wanted to see what options were available to make sure that they would work without triggering their overpriced upgrades. I don't know how many times we asked him for pricing on certain upgrades and were never provided answers- waterfall island counters, etc. No answer. In fact, the realtor let them know (I don't live nearby) she would be going to their site and let them know what date. You think they would help by letting you see the design center so you can see the options. Didn't let her in.
All this rep cares about is to rush you into signing the agreement so he can get his commission. All he kept saying was how good a deal we were getting because of the discount on the lot premium he was giving us. On the final interaction with him, we pointed out to him that he was charging us 65k for the lakefront premium. We mentioned that this lot had MINIMAL lakefront view and that other builders were charging 45k for similar view. Also asked him if we changed out the floorplan, what that would cost. His response "Sorry this didn't work out. I don't care what other builders do. I don't wrap my house in cardboard. Go work with them." Doesn't address the other part of the email. Seriously, you're the sales rep for Jamestown and this is how you communicate?
They offered me a 20k design incentive but then took back an included fridge worth around 12k and wanted to charge $2500 for a utility sink that should cost less than a $1000. Then lied about why they charge for the sink is $2500. Initially said it was to add plumbing. It's a laundry room with a laundry machine. It already has plumbing. Lie #1. They claimed it was because they had to pay the developer. True up is 19%. Your margin is 150%. 150-131 = 119% profit. They claimed to me that their margin was 10%. Lie #2. Then they denied lying to me about all this and tried to change the subject. Lie #3. It's like dealing with a used car salesman.
Jamestown, your racist sales rep is costing you business. If you want to pay for a company to make 131% profit and deal with a used car salesman, these are your builders.
