We hired Janssen Builders to vault our home's ceilings and remodel our kitchen and bathrooms in Los Altos. He advised us that he would do this work without permits, and we regretfully agreed. He did an acceptable job with the kitchen and bathrooms, but the vaulted ceilings have been an unmitigated disaster. We later had a structural engineer review his work, and he discovered horrors such as a 20 foot ridge beam comprised of two glued-together 2x8's (unacceptable and unsafe) and a header over an 8 foot span comprised of an 4x4 aluminum stud (also unacceptable and unsafe). Throughout the house there were serious problems with the framing, foundation support and the electrical work. We subsequently had architectural and structural drawings produced and a permit issued, and a new contractor is currently fixing Janssen's shoddy construction. We're now paying at least double the cost of the original job done by Pete and his crew. Lessons learned: always get permits; and never hire this contractor.
