    Jay did two construction projects for us in two different homes several years back, The last addition was completed in 2006. It turned out beautifully and after 17 years the work he did has held up well. I always get compliments on our home. Home construction is very stressful for the homeowner as well as the builder. Neither party wants to be ripped off so there is always an air of worry and distrust. He is easy to work with, doesn't freak out when you make a change, shows up to the project, and is easy to contact when you have questions and concerns about the work. I've worked with other builders after Dunn and they don't come close to his temperament, especially when it comes to working with female clients. Most guys do not want to deal with women and their egos get in the way of the experience. L Suter-Closter, NJ

    Raise a kitchen ceiling
    $8,000

    My experience was absolutely awful.
    J Dunn provided me a $8,000 estimate for my kitchen ceiling renovation in September 2021.
    This job was to take two weeks.
    I selected him based on this estimate.
    Once work began, he provided me a $12,400 contract to sign.
    I had already advanced $6000 and he is requesting another $4500 and absolutely nothing on the contract has been completed.
    He is refusing to return unless I advance more money which I am not going to do.
    While he was there, he broke my daughters shower tile during demolition and his electrician put his foot thru my living room ceiling.

    He left me with an open kitchen ceiling for three weeks now and it is 30 degrees outside. I do not anticipate J Dunn returning back.

    I would highly discourage anyone from using the services of J Dunn construction.

    Let's get the record straight...My experience with you was a nightmare. I have been in business for over 40 years and you by far, have been the worst customer I have worked for. Everything you have stated above is a bold-face lie. The $8,000 estimate was given to you in September, however, the scope of the project changed. We provided you with a Contract on 12/6 for $12,400, one week prior to starting. You agreed to the price but failed to sign a Contract. Our Contract stated 4-6 weeks completion, not two weeks as you stated in your complaint. On 12/18, you had additional work that was requested by you which totaled $19,950. This Contract was sent to you but also was not signed by you. You had the audacity to return my OWN Contract with your own terms of scheduled payments, time of completion and an arbitration clause. You included a large amount of work with no deposits and to be paid in full after completion of entire job! This is not the way business is conducted: you perform work and abide by a payment schedule which protects both the Homeowner and Contractor. The Contract you sunmitted to me was one-sided in your favor. If you can't accept the terms of our Contract, then find another Contractor. In my conversation with you, you stated that you had problems with your two previous Contractors; now I know why. Going back to your $6,000 payment to me was not correct; it was really $3,000 - You gave me $3,000 in check form and $2,500 on a credit card at my Lumber Supply House for use with your project. You CANCELLED YOUR CREDIT CARD leaving me with $3,000. for the demo work I had started. You never gave me $6,000. You failed to pay for permits, as required by my Contract. The Building Inspector stopped your project and fined you. Jim Dougherty informed me that he has had nothing but problems dealing with you. The subcontractors also left your project (Ace Electric and MPM Plumbing) for non-payment of services. The reason the kitchen ceiling was left "open" was due to the Building Inspector stopping the project for nonpayment of permits by you and you still did not commit to signing a Contract with me. As far as breaking your daughter's tile, we agreed to repair it, however, there was a balance due for our completed work for $1000. We advised you to put the balance due in our attorney's escrow account and we would come back and repair the tile. I did this because I have had payment problems with you from the beginning of this project. I have heard nothing from you regarding this situation .I sent you a certified letter on April 25,2022, which you failed to pick up regarding the above. To reiterate.... The reason I did not return was 1. You never signed a Contract with me. 2. I removed all equipment on 12/27 because the job was stopped 3. I also removed my licenses and my insurance off the permit for the project. The permit was approved but you failed to pay for it. Please don't insinuate that we would not come back until you advance us money, when in fact you never paid what was owed us. I would "highly discourage" any Contractor from working for Stephen Tsoucaris since you will have nothing but problems.
