    We worked well together well to find what I needed and what I wanted. I think some people don't realize there is alot involved with plumbing drywall suport walls and code oh and the old plumbing that doesn't change when you change a toilet or the water heater when you fix a drain. He is a smart guy and can figure out the little and big problems. Thanks John!

    Recommendation of Finishing Touch Floors Inc
    $73,000

    DO NO USE JOHN O’LEARY TO AVOID TIME DELAYS, FINANCIAL OR PERSONAL DAMAGES THAT ARE POTENTIALLY DEADLY!!!

    John O’Leary (aka. John Engelerdt) charged me $73,000 for demo, electricity, AC&furnace installation, plumbing, wall&paint for my 2 bedroom 2 bath 960 sq feet apartment and no showed/abandoned the job before completion. He just no showed for the job one morning and never responded to my multiple attempts of contact via phone call, voicemail, text messaging and email. In addition to the job not completed, multiple serious and even deadly mistakes were revealed by the contractor who finished the job after John O’Leary, which cost me $20,000 to fix/complete. This cost does not include the delay of the renovation process for another month that I had to pay for rent AND mortgage for an extra month, had to reschedule my movers, appliance&furniture delivery dates. Therefore I filed for a dispute/fraud claim for amount of $20,000 to recover for the cost to fix/complete damages, which I was not able to recover. Therefore I am reporting him to the board so that he does not cause any time or financial damages or lead to any harm that is potentially deadly.

    1. Disconnect box for the condenser service was connected while the power was on (220 volts). IT WOULD HAVE BEEN DEADLY IF SOMEONE TOUCHED IT.
    2. AC condenser wasn’t vacuumed and and freon mixed with air, causing P1 alert on the condenser unit for high pressure. They had to take the Freon out, vacuum for 1 hr and refill the Freon 8.16 pounds: $900
    3. The ventilation for the furnace was supposed to be double, placed single only.
    4. When electric panel was changed, existing 220V was cut off and no 220 V breaker for the range was run, so my electric range could not be connected. The walls all the way from the back bedroom where the electric panel is, through the guest bedroom, hallway and kitchen wall had to be demo’ed to new place 220V line.
    5. The electrical box on the kitchen wall extension was placed too close to the cabinets that the waterfall countertop could not be installed, extension wall had to be demo’ed to replace electrical box.
    6. Kitchen pendant and long linear light placed too far back towards the wall. Kitchen pendant was not connected to the light switch. The hallway and kitchen walls had to be demo’ed to bring the wire from the light switches.
    7. Kitchen outlets placed 5 inches from the countertop, so the backsplash had to be changed from 6 down to 5 inches.
    8. No primer was put before painting, the PAINT on window frames PEELED OFF on day 1
    9. Walls not skimmed with fast set lite 90. They were painted before finished, therefore there were multiple defects everywhere.
    10. The kitchen wall extension is curved, the baseboards bubbled when placed.
    11. The washer dryer closet wall is crooked

    Although he was the “general Contactor” for my apartment’s renovation, since he is a “certified plummer”, ALL Plumming of the apartment was done by John O’Leary (aka. John Engelerdt)HIMSELF. Here is the list

    1. The shower shutoff valve was not made accessible. The wall had to be demo’ed to find it.
    2. Bathtub drain not connected properly, the water leaked when water was running in the bathtub. It was revealed that no pari was placed around the bathtub drain therefore there was no seal.
    3. No toilet-flange was placed for tub bathroom toilet.
    4. I was told shut down valve for the entire apt water could not been placed, therefore not placed. Two other plumbers it could have been placed and my neighbor has one in place already.
