worst experience ever! Never once saw or spoke to the builder who hides from the buyers. The realtor is rude and snotty, one lie after the next. They wont go over things with you, wont give updates, lets your house sit for months, and then charges you 39,000 extra at the end for overages, absolutely ridiculous , terrible people to work with, be very careful when signing a contract, I signed contract Aug 2021, was told my house would be ready May 2022, and they changed contract to July 2022, then to Dec 2022, then finally Feb. 2023 I think I might finally be closing soon. who knows, I'm sure they will still find more charges to add on. already spent over 15,000 for all their increases on the way, now another 39,000. many things were standard at the beginning and included with price, but not after 18 months to complete, I was charged extra for almost everything that was standard. If they tell you 9 months to complete, figure more like 2 years. They are rip off and you will be broke after dealing with them and all the lies. there are so many flaws that need corrected, walls full of holes, fireplace all broke, windows broke, neighbors stated doorways were cut wrong sizes, my windows were put in wrong, and had to be moved, they told me they hit no rock while digging but yet charging for it, they make you pay more for darker paint, which does not cost more for darker in a store. everything you can think of they added extra charges to. If you choose them, make sure you figure in alot of extra cost, and how long the house will sit, while the cost go up, they do not order supplies before they give you a so called house price, they order way after the house sits, then surprise you owe us all of this on extras.

Similar to the review above, if 0 stars were an option, that would be a more-accurate rating for this fly-by-night company. We signed the contract for the home in June 2017 with a projected closing date of late-December 2017. Due to inexplicable delays, multiple misrepresentations, and overall shoddy work, we were unable to close until May 2018. As just one example of how JAH operates, after yet another completely inexcusable delay (one of the many for which no explanation was ever provided), our patience wore out and I contacted both the realtor (who, by the way, represented himself as the only "Project Manager" working for or available thru JAH; we were later informed by some of the JAH crew that they couldn't stay properly staffed and keep up with the work because most laborers and subcontractors have had such lousy experience with Johnnie Adams that they won't work with him) and the wife or daughter of Johnnie Adams to push for some reasonable response for the driver behind that last delay to closing and the immediate response from Johnnie Adams and the realtor was that they were going to simply cancel our contract and refund all monies paid. By this point, we'd already sold a beautiful and obviously well-desired home, as it sold within just a few weeks of listing and had been forced to move all of our furniture and belongings into multiple storage units and move into a 1BR apartment... all based on timelines and representations made by JAH and/or their representative. Given my education and background, I knew they had absolutely no legal grounds to cancel the contract and was prepared to simply get all their lies and business practices in front of a judge or jury. The realtor/JAH representative, asked that I apologize to Johnnie's wife or whoever she is because he'd "seen them do this before, and if I didn't I would lose the house." I fully-regret doing so, but if one put oneself in our place, one would understand that the simple, quick thing to do was to provide such an apology. And to think that I was apologizing for asking for answers to why the closing had been delayed again, and that I'd consulted my attorney. THAT is the kind of people you are going to be faced with if you choose to do business with Johnnie Adams.
Within a month of taking possession of the home, the patio had two major cracks in it and we attempted to use the "buyers warranty program", which turned out to be a joke. I suspect they are an entity of JAH or their is some connection between this purported "warranty company" which presents a clear conflict of interest, as the system for filing issues only accepts one problem or concern at a time, and its now been six (6) months with absolutely NO response on the first issue at all (resulting in an inability to file additional claims for the crap job they did with the sidewalk, garage floor, and driveway, all of which have already sustained major cracks in less than a year, TOTAL garbage landscaping and sod work, bottom-quality paint throughout the house, and the total lack of attention paid to the lots and water drainage.
A class action suit against this builder is warranted, and am hoping others with more time on their hands to drive it will step up; if not, I will do so, as NO ONE should have to work with the likes of Johnnie Adams and his representatives.
Ah... and lest I forget... we've been in the home now since May and STILL do not have the certificate of occupancy completed by JAH with the City of Olathe. This is another common issue with others in our community who've suffered at the hands of Johnnie Adams Homes.
No matter how bright and shiny that model home appears to be, if JAH is the builder, as a very-experienced homeowner with highly-successful real estate transactions in Kansas and many other states, I can unequivocally say that in my opinion you should immediately ask if other builders are working in the development you've expressed interest in, or simply find another development. Avoid all the (many) headaches and hassles, misrepresentations and missteps, snarky attitude and shoddy workmanship, and find a REAL, QUALITY builder. (In fact, I'd recommend an adopted pet from a local shelter as a builder before I'd consider Johnnie Adams Homes; at least you will receive value in the transaction!)

We bought a home that sat empty for at least a month. We closed on November 28th, but didn't fund until the next day because we didn't even have hot water working. Today alone, we've had the superintendent, ceiling texturing crew, flooring, and plumbing subcontractors. Tomorrow, we will have HVAC, trim, painter, and still need a new sliding glass door. They did not start working on things until the day of closing and two days later, they were still working on the house. We've had electrical work, garbage disposal replaced, ceiling fan installed, water in the basement, sheetrock repairs, cabinet doors replaced, relief valve replaced, painting, hardwood floor repairs, and still need a sliding glass door replaced. The assistants will apologize and just send you the numbers and try to schedule with no sense of how it might feel to move and have a full time job of our own and now be doing their job too.

JW SNELL, the realtor, tried to repair the water heater the night of closing and build a cover for the egress window the night before closing, but neither were successful. He did not give us the superintendent assistant number until the night before closing.
When it gets to be too much, he just blames the lender for just asking for the information 24 hours before expecting it. When we reviewed emails from the lender, JW received emails at least 14 days in advance. He just throws the lender under the bus.

I have Johnnie's phone number and he has never responded.

The superintendent, Jeff Miller, showed up today for the very first time. Now, they are adding vents in the basement that should have been there in the first place.

Building buyers services group did our walk through, but we did not have a superintendent, builder, or assistant with us. Therefore, when you call BBSG to help you with the lack of communication and lack of timely action, they say that they don't do anything after the walk through. How do we hold these builders accountable then?

I'm extremely disappointed by the lack of proactive behavior, the lack of willingness to take responsibility, the lack of response from the builder, the extra $1000 I had to spend storing our moving truck, and the extra time that my family, friends, and myself have spent doing what this crew could have done a month prior. I could say so much more....
