    new home construction

Beware!!! Would not recommend these builders (father and son) and here is why:

#1: Plan not to be a priority. These builders will take on multiple houses and projects at one time. They will drop your house and work on other projects even with yours sitting in rain for days without being dried in. Can even say that he went on multiple vacations during our project and we got bills for time and materials for things that had to be redone while he wasn't there supervising.

#2: No matter if they are working on your house or if it has sat there for weeks untouched, rest assured they will be standing on your doorstep every week for their check!

#3:Expect to go over budget. Of course, a majority of new homes go over budget. No, I'm talking WAY, WAY over budget! And they won't drop the bomb until a couple weeks before you close. I remember asking every single week, sometimes twice a week if we were on budget. I'm also OCD and kept a 3 ring binder of my own. The builders EXACT words in response, " Oops, I had no idea." Guess it doesn't matter when it's my pocket book.

#4: Even if you ask for receipts and invoices they are for example: always at home, or in another truck. We got a majority of those invoices a couple weeks before we closed on a year long project. And make sure you check those invoices, because you could be charged for things you shouldn't be paying for like saw blades and other odds and ends.

#5: The BIGGEST reason! Expect that the day you give them their last check to never hear or see them again. Examples: No paint around our doorknobs. Doors won't latch. We even saw settling a month after moving in and cracks in the paint?? Nope! NO warranty work! This also includes NO one year walk thru. You can not get them back out for anything!

I'll give you a good example. We had a leak around the door in our living room that we noticed 6 months after moving in. The father of the builder did FINALLY come out after a YEAR(son will never answer phone)and tell us he would fix it. Have called and texted multiple times over the course of several more months with no response or call back. We've been in the house 2 years now and the leak has spread 5 feet interior and caused the floor to buckle.

Wish I could say I was the only one. Unfortunately I've done some research on my own and found others who share the same thoughts and experiences. Their advice? "Good luck," and they eventually just had to hire another contractor to fix their work. Guess we will have to as well.

Live and learn. We sure did.
