Whenever you get involved with landscapers you need to understand that the majority of their customers are one and done situations. They are never gonna send you a survey during the middle or especially the end of the projects to get an idea on how the homeowner thinks they are doing.
The key issue with any landscaping company is that the head foreman or owner must keep somewhat tight controls on the workers and demand work be completed in weekly increments on time. This never happened with Loescher Landscapes. His workers were allowed to bank and milk tons of hours without fear of reprisal. Loescher would show up infrequently and did not exercise key checkpoints in the work. How do we know this? We asked all the time what work would be completed that week and it never happened on time. Generally if he said 1 week you could count on 3 weeks to get it done because his workers were totally incentivized by the hourly wage period.
This key point is paramount among all others. Because as the job winds down, Loescher realizes they excess hours being charged for labor and wants to do the bare minimum of what the contract calls for in order to "escape" the job and move on to the next.
At the beginning, I suggested a $15,000 last payment award after we were satisfied upon final inspection. He countered with $7500. That was a mistake on my part. You must make the last payment worth something to these guys. And finding someone who is willing to sign that type of agreement will be hard because these guys have been through the pain of trying to satisfy every last request of homeowners and quite frankly, they are lazy and just want to move on to the next job.
Mr. Loescher was not able to complete the work. We were left with cracks on wall and unpainted area under the wall caps, power outlet that has no power as well as imcomplete landscape lighting system.All of which we have to hire someone else to finish. Most of all, he was never able to get the HOA approval as he promised when we first interviewed him. His workers never use water to prevent the dust when they did the cutting of breaks or tiles. They dumped garbage everywhere, in the backyard garden area, inside the spaces of a seating wall or just on the drive way.
