On April 25, 2018 we entered a contract with JRD Contractors, LLC for the completion of a 900 square foot addition. At that time, we paid 10% of total project value. Work was expected to begin June 15, 2018. On June 29, 2018 JRD asked for a second payment of 15% as they were starting the project. We submitted the payment however, the work did not begin until July 2, 2018 and, that work was minimal (one man, work for two half days, removing patio stones). No other work took place until the first work of August (excavation of build site). Foundation walls were poured September 19, 2018, and framing started on October 1st (not completed until October 22nd). The contractor asked for payment, stating the project was complete to 50% first via phone on October 3 and again October 22nd. Both times I challenged JRD about the appropriateness of payment as the project was clearly not at 50%. The project has been laced with numerous delays and corresponding pushes for action from us to JRD. Feeling as if we had no other resources to help, we engaged our lender to help us push the contractor to complete the work. On two occasions, the lender, owners and JRD owners met on site asking for proof that monies invested ($67,798.50) have been applied to our project. We additionally asked for proof of payment to Sub-Contractors, and a revised time-line of when the project will be finished.
Through the process, we have also been notified of contractor’s failure to pay subcontractors. We have been notified by three companies of unpaid work totaling $21,242.96. Two of the three have given notice of lien on the property. We have paid the contractor a total of $67,798.50. I have no evidence that any of our funds have been applied to our project. And, we are now stuck with a home that is in disrepair and incomplete
