I hired Juan Ferrer Construction (JFC) in March 2019 for a home remodeling project. Juan was very personable and knowledgeable and easy to communicate with. I chose JFC over other general contractors after our first and second meeting, despite not being the least expensive.
Juan and his main crew (George and Robert) started the project and worked very quickly through the demolition process. Their pace was refreshingly quick and I thought, at their current pace, they would finish a month before the estimated 90-day completion date. After months on the job, I got to know and enjoy working with Juan and his crew, all of whom are very nice people.
But, this is a review of their work, not their personalities.
As time and the project went on, their pace slowed, and I began to see things that I did not notice before. The more close attention I paid, the more imperfections came to light; some were minor, and others not acceptable. Promises of providing receipts and other information were not kept. Had to call JFC back multiple times to fix things which should have been done right the first time, or even, the second time.
At the end, the job got done, but not early, as I initially thought, and not to my complete satisfaction. Toward the end, apparently JFC took on a new project and lost interest in finishing my remodeling project. It was made very obvious that general contractors like JFC are in high demand and keeping the customer happy is not so important, when the next job is already waiting with the promise of more $$$.
JFC started with 5-stars and deteriorated to 2-stars.
If you do plan on using JFC, I suggest: (1) make sure you keep close accounting of the cost--it will grow! (2) Ask and get what you need before making a payment. (3) Do not make the last/significant payment until you have done a walk-through of the work that has been done to that point. In fact, put this clause in the contract that payment/installments will be made only after verification and acceptance of the work performed by JFC. Ask someone familiar with construction to walk through and inspect with you. Remember, you may not find out about some issues until long after JFC is done and gone.
If you are a homeowner and not used to remodeling projects, remember that you are the only inexperienced person in the contract. If quality matters to you, protect yourself.
