    Reconstruct apartment balcony
    $45,000

    In 2019 we hired Kalabat Construction (Eric Kalabat) to complete a balcony reconstruction project for our apartment complex. We paid him $45,000 for the services. In 2024, we had to get a SB721 inspection of the balcony due to a new CA law. This inspection was completed by a reputable licensed architectural engineering firm and helped us discover significant defects in our balcony system. We sent Mr. Kalabat the inspection report and walked the property with Mr. Kalabat. During the walkthrough he asked me if he installed flashing!! I was literally in shock by this question to me. He then proceeded to offer to re-caulk the top portion of the balcony.
    We consulted with 4 other general contractors, in addition to the architectural engineering firm that conducted the inspected. All arrived at the same conclusion; that the methods and materials used (and omitted) were the cause of our balcony being so deteriorated in such a short period of time. Mr. Kalabat denied any wrong doing (even though he asked me if he installed flashing, which he did not), and decided to completely post us.
    So if you want to work with a general contractor that likes to cut corners and refuses to stand by the quality of his work, the Eric Kalabat is your person.

    Repair balcony deck
    $45,000

    I hired Kalabat Construction to repair a balcony deck for an apartment complex.  After completing the work, a new law was introduced requiring balconies to be inspected by a third party.  The subsequent inspection revealed a major issue where the balcony deck wasn’t properly installed resulting in water intrusion, damage, and mold which now will cost us thousands of dollars to remediate and fix.  When Eric Kalabat was called out by our managers to review the damage his poor workmanship caused, he was uninterested in addressing the issue and asked questions about how the work was completed.  I found this interesting because he completed the work and could not answer a basic question if flashing was installed to prevent water intrusion. I tried to personally reach out to Eric over the phone in a cordial manner to find mutual resolution on the issue.  1 minute into the call he hung up on me and that was the last time we heard from him despite repeated attempts to call, text, and email him.  If you are looking for someone to run away, hide like a little boy, and take zero accountability when their poor workmanship is revealed, Eric is your guy.

    Kalabat construction completely remodeled our 1980s two story fixer upper house in Scripps Ranch . We could not been happier with the result and the process. Eric Kalabat’s company produced work of incredible quality. The crew members are real craftsmen producing impeccable professional work results . Eric stayed on budged , listened to our concerns , gave us valuable functional advice . He communicated well . returned call , kept us up to date with everything . His price was fair .
