We purchased a new construction home. When we first walked thru, promises were made that they would be getting stuff completed that was still unfinished. Our final walk thru- was like pulling teeth to get him to even met up with us. We still had never met him. After several calls by our agent he still wasn’t responding. By law, they have to do a final walk thru. Stuff looked similar to when we first seen the house( light fixture in the basement not centered and still 2 different fixtures in the bathroom) . He PROMISED HE would have it all done. The house was filthy and hadn’t even been cleaned yet. He promised he would have everything completed and done with a move in cleaning prior to closing. Well to our surprise, we did everything he had asked, but he had not done anything he said would be done. We moved into a filthy house full of drywall dust, muddy foot prints still on the floor and stuff still not done. It has been a nightmare to even get any response from him. We were not provided a list of who did what in the house. The basement ceiling was a complete mess job. It looked as if a repair was made from a leak, yet we were were never disclosed of such. As indirect sun came shining thru the windows, to our surprise, the mud tape could be seen row by row on the ceiling and every single wall in the house. To make it even more special, the filthy house I was Cleaning as we tried to settle in, every single piece of wood trim the nail holes were either not covered with any wood putty; or a clump of wood putty not even sanded or nail pops. The trim on the doorways has uneven cuts and wood. Don’t mind the fact the the sawed into wood wasn’t even attempted to be hidden. Or under every single doorway side trim about 1-1.5” from the floor there’s no paint. Or their isn’t any paint on some walls in the closets at all. Several areas of the trim have running paint that wasn’t even attempted to be fixed or redone. Streaked paint in several of them to a sprinkle of paint on some areas. The inside of the window it self is raw wood. No window sealant put on it. The corners in several areas- the painters just globbed on paint on TOP OF THE PILES OF DRYWALL DUST.
Let’s share about the carpet that I used My shark handheld vacuum as I was edging to vacuum up several rug pieces- the vacuum literally sucked the carpet off the floor. This isn’t a joke. Do you think after all this nightmare the builder who claims to be a reputable honest man even returned any of the calls to the agent or tried to make an honest effort to assist with this mess? Nope. It was by trial and error that we found ourselves that NFM installed the carpet. I had to literally go thru their customer service dept to try to get the carpet issue resolved. They sent out a private inspector who isn’t affiliated with them. Even he was dumbfounded that the carpets just came right up.
The basement floor is waving on every single plank connection.
Several areas of the outside of the house are NOT SEALED. There’s paint sprayed all over the window trims/doors. But what’s worse…. The area of the outside house that I questioned if it actually was done being painted, not once but twice, the response was yes. That’s just dirt and dust. I found That odd as no other houses in the area had this dirt and dust. I rubbed A few areas and it appear they were dirt so I didn’t think much more about it. Until I had lost faith in the builder. I went Around the outside and wiped off random areas SURPRISE… the siding is not completely painted.
The drywallers who just showed up last week were never provided any of the very detailed pictures that have been sent to our agent and to his agent along with us being told the the file had been shared with the builder too. But the drywallers only recd one picture. They were beyond frustrated when they walked into the mess. Yes they agreed I had Not over exaggerated. This was the worst job they had seen done. They were upset that they weren’t notified sooner as it would make their job easier if there wasn’t any furniture in the house. I explained That it was brought to the builders attention w/in 5 days of us closing on the house. With pictures and all. Which they said the drywall was done last winter!
Mr Kavan - I’m still hoping he stands up to his words noted in a prior article :
“ Even today he doesn’t have additional employees, which he said he prefers so he can be hands-on with every project. “People appreciate working with me because I’m personally involved in every step, which eliminates a lot of miscommunication that can happen with larger builders,” he said. He also uses smaller subcontractors, many of whom have been with him from day one”.
We are hoping this is just a major communication issue, or he simply doesn’t know how to approach this. To avoid us, isn’t working. I guess It’s his decision to be seen as a great builder or not.
