I was referred to Ken by the company that replaced my roof, and since I was very happy with their service I thought I would give him a shot. We discussed what I was looking to get done. He told me that he would send me an estimate in a couple of days, which I received and seemed reasonable. His ask was 40% of the estimate, so around $3,600 up front. He said that he would pull the permit required before starting the job. He also said that he worked alone, other than maybe having someone once in a while to help with heavier items or bigger projects that needed two people. He starts the job almost two (2) weeks after the original date I was given, and each day he is here, he has two people working for him. Then on his second full day here, L & I show up looking for a permit, to which he tells me he will get it tomorrow...at which point I ask two question, Why didn't you tell me you didn't pull the permit on day one & Why did you set the power tools up in front lawn and not out back on the patio? The permit ended up needed structure engineer drawings that cost me $3,500 and took two & a half weeks for him to tell me that the drawings are an over kill and that he was withdrawing the permit application. Meanwhile my house is in shambles, everything is covered with drop cloth, none of the smaller non-permit requiring jobs are getting done. We finally agree to have him come on the weekend of 4/2. I guess I had a different conversation, because what I thought we agreed upon was not followed through with and now I am a month in with nothing to show for it but $7,100 less in my back account. He then tells me he wants to quit the job and that I should find a different contractor. I convince him to just handle the small non-permit needing issues and I will take care of the structural work needed. So now we are at 4/16, most of the work I was doing is almost done. He walks in and says, "Looks different, right?" like he did the work, not me....He then asks if I am going to pay the outstanding balance on his invoice, a $500 "Work Completed to Date" charge...and I am wondering what work? I mention this to him and how the deposit money I gave him should cover the two smaller jobs that I asked him to do plus the materials he left at my house...in fact the deposit was $1,500 more that the two days him and his crew worked.
He is a petty man that walked away with a lot of money that I didn't have to give away. I spent money on engineering drawings that if he just got the permit to begin with, I might not have had to pay for.
Do not give him your business because he is not a man of his word. -

I interviewed Ken Brown ... he is going to prepare an estimate & will email it to me next week. He seems very competent & was very personable. Will wait to hear from him to give a rating.

My 30 year old AC unit motor broke during the recent heatwave and I decided it was time to get a new one. I contacted Ken and he almost immediately responded and came out to inspect my old unit and heater. After the parts came in it only took him and one of his employees a day to install the new unit and heater. Would recommend Ken for your project.
