Our experience with the builder is mixed at best. We had the typical construction delays and budget challenges that I suspect any custom project would entail. Upon delivery of the home we were happy. Unfortunately, the warranty period has been a major disappointment and Nick's inability to effectively manage warranty repairs, get subs out to fix their work, and timely address issues has worn us down. While Nick often refers to these as 'minor inconveniences,' there are major issues that are still unaddressed:
- Master bathroom tiles began shattering in November 2019 and were reported to Nick. Those tiles weren't repaired until January 2021 and within in a week they began shattering again. We have no timeline for resolution - sixteen months later.
- The natural hardwood floors have also been an unresolved issue since January 2020. Floor boards are cracking/splitting in two, major gaps between boards are showing - some as large as 1/4 inch - and we simply cannot get his flooring company to complete the repairs. Crews come for a day or two then ghost us for weeks at a time. The boards that were replaced haven't been stained to match the rest of the floors. We have no date for resolution.
- We had major issues with the landscaper and have spent nearly $25,000 to remediate their poor work. We negotiated a settlement directly with the landscaper but Nick was unable or unwilling to hold the landscaper accountable for shoddy irrigation, missing irrigation, poorly planted trees, and incomplete sod. We literally waited a year for the landscaper to replace sod and dead plants covered under the warranty and it never happened.
- Our warranty repair punch list from July 2021 still has several unaddressed items. Nick's idea of warranty repair is to send a text or email to the vendor with no follow-up. We have been stood up at least two dozen times by vendors that never show. There are still several items pending repair with no scheduled date for resolution.
And, the newest excuse from the builder is the major winter storm will stop or slow down all warranty repairs. These issues were reported SIXTEEN months ago in some cases. The most 'recent' concerns were reported in July 2020 - nearly EIGHT months ago - but somehow the storm is why things aren't repaired.
I would not work with this builder again. And, I suggest any future client withhold a portion of the builder's fee until the warranty period is over. Once he has your money, he's focused on the next project and not your home.
