Regrettable experience.
My wife and I bought a new home from Lake City Custom Homes in May of 2016. It has been the worst experience of our lives. We knew the home was lacking some of the features most custom homes have, cabinets in the laundry room, stairs going down from the deck, exterior lighting, but we knew that going in. We figured we would have to customize our custom home. What surprised us were all the things that became apparent, (attention to details, elimination of electrical outlets, quality of workmanship), after we moved in.
The worst part has been the way we were treated while trying to get things completed and problems corrected. Looking at other reviews, we're not the only ones that feel bad about the way Lake City handles things. For most things, we felt ignored. It took them forever to call and schedule their sub contractors.
Our home is on a corner lot in Herriman and the city informed us in August 2016, (3 months after we moved in), that we did not have a certificate of occupancy because Lake City never arranged for a final inspection and that the builder (Lake City) was required to complete the landscaping and being a corner lot that can be seen from the front and back, the entire lot needed to be landscaped. On February 7, 2017, Lake City posted a bond for the landscaping. It was to be completed by June 30, 2017 but was not. Remember, we moved in in May 2016.
Getting anything done required a lot of hounding. We felt like they thought we would get tired and go away, (we were, but we stuck in there). We feel people and businesses should be responsible and do things right.
As you do your research on Lake City Custom Homes, check the Utah Division of Occupation and Professional Licensing website (www.dopl.utah.gov) for Agency and Disciplinary actions, Stipulations & Orders and Fines they have on record.g

One of the worst builders I have seen. Even the city building inspector said they are crooks. Takes the home owners money up front, then takes over a year to build a 3500 sq ft house. Stop work orders were placed on the houses 3 times in 4 months. BUYER BEWARE WITH THIS GUY! Terrible work, and Dave is a con-artist!

He doesn't pay his contractors within a reasonable amount of time. We are still waiting for our check and probably won't do any more work with this guy. He better pay us!! It's lie after lie after lie.

I built a home with Lake City, and like the reviews above, it was the worst home building experience I think I could have imagined. Issue after issue. They ended up 6 months behind schedule, mostly due to having to call subs back to fix mistakes, due to the wrong plans getting sent to them in the first place. This custom home lacks outdoor lighting, hose bib location, interior inferiority and best of all a sinking basement. It was pulling teeth to get them to fix anything, they always sighted "it meets code" so they don't think they should be responsible to fix it. I expected much better quality from a custom home builder, but they proved time and time again they were not interested in custom, they wanted track. Cabinets were of poor quality. Closets, including the master walk ins were bland, and built to the very minimal design possible, there was no custom design to elevate function and form, my two year old could have done better. It took over a year for them to fix all the little issues and fully wrap up all the little things after we had moved in. Our biggest mistake was to sign the papers and move in before it was 100% completed. We should have waited, but again it was already 6 months late. They screwed us on financial and after getting a lawyer, they finally paid us part of it. I would never use Lake City ever again, even to build a dog house. Dave, Tig, Dan and Mike are absolutely the reason contractors are seen as crooks and liars. They were incredibly bad at their job, I am completely dumbfounded that they have been part of the parade of homes, I question the integrity of the parade of homes selection or approval committee. They should have to talk with previous customers, look at their homes to see if a construction company is worthy of building a home for this organization. Lake City is really really bad, do not build with them ever.
