    Disappointed

    I contracted Langley Landscaping to put in a flagstone patio for me. I was impressed with Josh Langley from the very beginning. He was professional, a good communicator, and what looked to be quality work. The patio is gorgeous.

    The problem came with the epoxy sand used to hold the stones together. I had expressed to Josh that I had heard the sand didn’t always hold up—that it would often come up. He assured me that he had never had any trouble with it. So we put it in.

    Once the job was finished, I paid him in full. Then the rains came . . . and yes . . . the sand didn’t hold.

    Josh immediately came back, researched, and had his worker remove all the sand from the upper deck, and reapplied it. A lot of work. He had said he was going to do something with the bottom as well. And this is where things fell apart.

    The top sand didn’t hold again, and he never returned to fix the bottom. In fact, he never responded to my texts again, not even to answer a simple question like can I power wash this patio.

    Needless to say, I don’t expect to hear from him again, and the sand is still an issue, but it looks like I will have to pay someone else to complete the project. This review would have been a more positive one if he had just kept communicating, saying there was nothing more he could do and giving me some sort of compensation. I can understand his reluctance to take the entire thing out and mortar it as that would be costly, but at the same time, that would have been the correct thing to do, as I did contract him to put in a patio that would withstand the weather.

    My recommendation to those of you going with Langley Landscaping would be one of two things: One, don’t use epoxy sand. Use mortar. And two, if you go with the sand, do not pay the entire bill until you know for certain that the sand will hold.

    We hired Josh a couple years ago to update our landscaping. He transformed our yard and made our home beautiful. Langley Landscaping keeps our home looking great!
