    Build a townhome
    $400,000

    I’m sharing my experience with Laurel Homes in an effort to hopefully save someone the trouble - or at the very least to encourage serious due diligence.

    I was recently under contract on a brand new townhouse built by Laurel Homes in the Riverlights area. Things went downhill quickly after the inspection. It should be noted that I sent the report to a family member who is a general contractor and a friend who is a residential and commercial code inspector who advised me that purchasing this home would be a big mistake.

    The plumbing throughout is an absolute disaster. There was a water pipe protruding from the foundation exterior, with a visibly warped section of the baseboard/wall directly behind it on the inside. The plumbing for a half bath had to be accessed from the garage, which the builder did not repair appropriately. Multiple issues with sink installation and water flow on the first and second floors. Dry stains, possibly from water, were visible on the interior garage door.

    In addition to the multitude of plumbing issues, there was mold in the attic, missing structural hardware, closets that weren’t installed properly and didn’t close, and more. The thermostat was locked by the builder, so it could not be tested.

    The report was sent to the real estate agent representing the builder and two weeks had passed without any direct communication about the repair/remediation of the inspection items. At this point we were within a couple weeks of closing. I decided to search for Laurel Homes reviews and that sealed the deal. Multiple reviews about poor construction and no follow-up on repairs after closing for YEARS. In some cases, owners gave up and hired someone else. In others, Laurel Homes had to repair items multiple times before getting it right.

    The builder’s agent stated that any items that weren’t fixed prior to close would be addressed under the warranty after close. After the lack of communication, reading the reviews, and the list of serious issues that were presented in the inspection report (again, on brand new construction), I made the decision to back out of the transaction. I requested the return of my $2,500 earnest money deposit and they refused. Between the deposit, inspection, and appraisal, I’m out around $4,000. Not the end of the world, but certainly an expensive lesson.

    My Client purchased their newly built home

    I want to sincerely thank Laurel Companies Builders for the outstanding job in constructing 1209 N Fort Fisher Blvd. Kure Beach for my New Jersey client. The quality of construction and workmanship was excellent. In addition, there were no issues with the completion of punch list items. Due to the fact of the Covid-19 virus that arouse during the Due Diligence inspection period, I could not assist my client with the inspections I wanted to being a home builder and Realtor in New Jersey for 54 years.
    For my client, I contracted the services of Integrated Home Inspections Services to assist the buyer. Integrated gave an excellent report which supports my opinions expressed herein. I highly recommend the team of Laurel Companies Builders, Integrated Home Services and Mr. Richard Grizzard Realtor of Beach Town Real Estate for your real estate needs in the Wilmington, North Carolina area.
