On Friday, September 18th, 2020, my realtor, Belinda, her associate, Katrina, and myself attended a NHO/walk-through at my new build in San Antonio, Texas. We were met by a Lennar associate whom we had not yet met or worked with, Jim Ridings, who said he was sent by my sales rep, Orin Hughes.
Numerous issues presented during the walkthrough, and later that day, the house did not pass reinspection. In spite of this, Jim requested my signature on a document stating that I found no issues with the home. I declined. Instead, I offered to sign them after A) all specified repairs had been made, and B) the re-inspection was done, which would resolve whether or not the major repairs had been made (roof, deck, HVAC, etc.) – those items I am not qualified to make a professional assessment about. Jim temporarily agreed after some pushback, and went to recruit a construction associate to come make the specified repairs. After about 20 minutes, Jim came to me with the iPad, document ready, with my e-signature already pre-loaded. He stated, “Okay, everything’s fixed,” to which I replied, “No, repairs are being made as we speak and there are several that still need to happen.” He then said, “We’ll get those done,” proceeded to click the “sign” button, applying my signature to the document against my wishes and without my consent or approval, and bookended the conversation with, “You’re good to go.” After a long pause, during which I was trying to process what had just occurred, I stated that there were minor and major repairs that still needed to be made. Jim said it wasn’t a big deal since I could request repairs up to a year after closing. (There are numerous complaints online where buyers say this is not true.) I returned to the house a few hours later for the re-inspection, and discovered that not only had those repairs not been made, but that there were also major repair items (roof sealing, back staircase reinforcement, window sealing, etc.) on the inspection docket that had not been done, either.
Run — do not walk — away from this company.
