    Complete remodel, new kitchen, bathrooms, lights, electrical, plumbing

    Fai and his Level 8 Construction company has worked with my family and completed many projects with us throughout the years. Started with my parent’s house which he did a complete remodel about 15 years ago, and it still looks great today. We decided to hire his company again for our mixed use property in San Francisco about 12 years ago. One of the residential units needed a complete remodel with a new kitchen, bathrooms, electric, and plumbing and to this day we haven’t had to change anything major except paint between tenants.

    Fai also did major renovations for our commercial section of that property. The ceiling was lath and plaster was deteriorating. Fai’s company took down two layers of lath and plaster, had multiple trucks of garbage towed away. There was so much dust and debris, but he covered everything very well to protect the store owners equipment. He even updated the electrical, helped the owner of the store put back his TVs, furniture, appliances to where they were. He repainted the whole store, added more lights for the store owner. The price was great for the amount of work he had to do.

    Most recently, our old tenants left the other unit in the multi use property, and the unit needed major work. This unit had lath and plaster for walls and ceilings, old plumbing, old windows, old appliances, old electrical, no reliable heat. We needed to tear down to the studs for the remodel. And this old Edwardian multi use building was built in the 1910s. We decided to hire Fai again because he did the other units of the building and knew the building well. Our remodel happened during COVID, so there were some delays with labor and materials, but Fai communicated well throughout the construction. He checked in every day during the demolition, saw some problems that he fixed such as dry rot, adding supports, and made recommendations for me. He never tried to upsell me anything and kept within my budget. He did a COMPLETE remodel. Everything was changed. Basically he tore down all the lathe and plaster ceilings and walls to the studs. He placed new electrical and plumbing throughout the units. He added a toilet and a sink. New Cabinets and appliances. Thes best part was he added baseboard radiant heat so each room can be controlled separately instead of blowing hot air, this way we can save space by using a combined water heater and radiant heater. This was a big plus!. He put in all the recessed lights. Basically they made a new home out of an old layout.

    I moved in after the renovation was done and it's been great. There were some issues here and there when I moved in that you would not have caught unless you had been living there for a while. Fai would always make time to come by and fix the issue. Two years later, I had some issues that I noticed. For example, I noticed a paint bubble formed in a small corner of the room that I don’t use that often. Bathroom fan was not strong enough. Sink not draining fast enough, etc. Small things that you would not notice right away. Fai came by with a few of his workers and fixed all the issues I had without charging me. He even did extra things not related to the original work, such as fix the front gate and get me new window screens and he added a door to the hallway closet because he said it would look nicer.

    I would hire Fai’s company again. San Francisco property can be tricky because of the layout of the buildings and the age. Fai is very knowledgeable about the current laws of constructions and always knows a fix to a problem. This is why I like to hire him for big and small projects because one problem can lead to another type of problem during a project and it's easier to have one person coordinate everything. Fai is also always trying to stay within the budget that I set and has suggestions where to cut costs and where we should spend a little more. This project turned out great and would definitely hire his team again!

    Working with Fai and Sam was a horrible experience. They sub out all their work to the lowest bidder and hope you don’t notice the terrible workmanship. If you do notice, they promise to fix it but they don’t. They lied about so many things I can’t even count. Buyer beware.
