I signed a contract for a deck extension and cabana in March, 2021. The project should have been completed well within 6 months. As of July, 2022, the contractor notified me through his assistant, Pam, there was a substantial amount of outstanding work and he had no money to pay for it. He abandoned the project leaving me with over $50,000 of work to be done. Additionally, his subcontractors, such as his painter, were harassing me for payment that should have been paid by Limoge. I already paid over 91% of the entire contract fee plus the change orders with only $13,000 left to pay for the entire project that was contractually agreed upon.
To make matters worse, the work that was completed to date, needed substantial repairs/replacement due to poor quality work and code violations. I am very familiar with construction, in general, being a commercial real estate developer for the past 19 years. The building inspector notified me that Limoge made several errors, such as not following the original engineering plans for the deck. Instead of fixing the problem, he was able to induce the engineer to change the plans. The inspector also admitted there were ongoing problems with the project and Limoge. In fact he was apologetic about the nightmare that my family was living through at the hands of this contractor. Needless to say, my recommendation is to stay away from this contractor. He should lose his GC license. I have worked with many excellent contractors over the years. So anyone contemplating any construction has many choices beside this contractor.

We had 8 windows replaced with high impact windows. The windows are excellent and the installation crew was excellent. We will have the rest of our windows replaced by them soon.

Problem getting them to show up. Still fixing ac and electrical problems. Many promises, but never followed through. Would not clean up after themselves. Would not listen to what customer wanted. Inexperienced at some of the work they did which has cause problems that still need to be corrected. Not enough material left at jobsite to finish the project. Multiple returns to fix things that were done incorrectly, still not correct. Would not recommend.
Update: Contacted one year later, "to make things right". Wyse Chose Air Conditioning returned to fix problem. After multiple trips to determine what was wrong. All they did was clean the condenser and put reducers in the vents made of ducting, which promptly blew out. It either needed the ducting reduced down from the air handler to the farthest point or a dampener. Have not heard back from either company since. Would not recommend either company. -

Unprofessional construction company who used poor materials to build a sea wall which fell apart in less than a year. He would not take responsibility for the repairs and essentially caused us to waste money on unnecessary attempts at fixing his poor quality wall. We ended up having to install another wall in front of his poorly constructed wall. This is a contractor business to AVOID!

Started our project in July/August 2017 and there is still finish work to be done. Overall workmanship is good but getting stuff completed without having to stay on them was a big problem.
Make sure you put a Time is of the Essence clause in your contract and do not pay in full until the work is complete.
Sub contractors do great timely work, but the project management lacks. -

Does not pay his sub contractors..... When we were hired we were told after inspection we would get paid. Three months later still have not been paid!! We Installed a full duct system on a new construction job site. We have placed a lien on the home owners property now! If your a home owner trying to find a general contractor or a contractor and Limgoe is trying to get you to bid on there project STAY AWAY!!!!!!!!! They will NOT PAY YOU........ That means for the home owners that hire Limoge constriction you will have liens on your home and unfinished projects!!!!!
