Our General Contractor Biega Built dispatched Linder Electric without our knowledge. of Co., and/ or cost/ hr., and estimated time to complete necessary electrical work.
Spoke with Mike Linder. Cordial - yet admitted their pricing is on the high end.
We were billed and forced to pay $13,000 for the first electrical rough in.
Our electrician would have done same work for @$4,000. We LOST $9,000 after
General contractor Chris Biega blind sided us without prior authorization.
Linder’s bid for electrical trim, cans and finish out amounted to an additional $20,000-.
We are Sr. citizens in a nice community, and need to watch out for exorbitantly priced contractors. Apparently we were seen as 'convenient targets'.
Linder has more overhead, pays their electricians $150-/ hr. equivalency
(including health insurance/ paid vacations, pension, etc.). Electrical union rates
are reportedly @$75+/ hr.
We ended up hired another electrician to repair Linder's rough-in , and complete all the other work that Linder bid @$20,000 for $3,500-. Had we carried on, we would have
LOST $25,000 working with Linder.
Rough in issues as follows: Island had insufficient electrical wires (per city code),
2 - GFCI outlets did not work, some J-boxes needed work, voltage was wrong
at a couple locations., and one outlet required cutting sheet rock to re-wire an
in-operational Linder installed.. Otherwise the ‘C grade rookies’ did OK.
Owners of Linder Electric were apprised, yet retorted that the City of Bellevue
electrical inspector ‘is thorough’, and had signed off on permit. Linder offered
a tiny concession of $350- for time lost in transit, etc. Nada.
Only positives: Linder was prompt, & efficient.
