Lotus Building Group is, in my opinion, rapidly trying to cover up negative reviews instead of taking responsibility for the harm they’ve caused. Our experience with them was by far the worst I have ever had with a contractor, and it left us in severe financial and personal distress. What should have been an exciting renovation turned into an ordeal of unexpected costs, unfinished work, and constant stress.
We had a budget finalized months in advance, confirmed in writing several times. Then, in the last 30 days, the cost was suddenly increased by more than $500,000 without a single signed change order, meeting, or explanation. From my perspective, this felt like predatory billing and it left us completely blindsided. Their records also showed time entries on days when crews weren’t on site and labor billed as “in-house” when subcontracted. We have documentation to support these concerns.
The workmanship and oversight also fell far short of what we expected. Plumbing leaks caused water damage, HVAC systems were undersized, electrical work was flagged as unsafe, tile and grout were inconsistent, and marble surfaces were left damaged. We were told the property had U&O approval, but inspection records showed otherwise. To me, that was a serious misrepresentation that created unnecessary risk.
The kitchen cabinets, in particular, were horrific. Within just weeks, the paint began chipping. The cabinet doors weren’t sized correctly, leaving interior shelves exposed. Surfaces looked poorly sanded, the wood felt extremely cheap, and the overall construction was substandard. In my opinion, their cabinet fabrication business is completely unreliable and felt like a scam — the quality was nowhere near what was promised or expected. Cheap wood, novice finishing, and careless painting left us with cabinets that looked worn out almost immediately.
When we raised concerns, the responses were dismissive, and the company eventually canceled its own contract, leaving our property unfinished and unsafe. The stress, financial strain, and damage this caused us has been overwhelming.
In my opinion, our experience reflects a consistent lack of accountability, transparency, and professionalism. What happened to us felt devastating, and I would strongly caution others: stay away, stay far away.

This was by far the worst experience I have ever had with a contractor. Hiring Lotus Building Group for a major renovation turned into a nightmare of unauthorized billing, structural failures, and gross mismanagement that left behind severe property damage and massive, unexpected costs.
Budget & Billing
• The budget and designs were fully finalized in November, confirmed in writing multiple times. For months, there were no change orders. Then, in the final 30 days of the project, Lotus suddenly increased the cost by more than $500,000 — without a single meeting, note, text, email, or signed approval.
• Their billing records are riddled with irregularities, including time entries for days when no one was on site, and labor for trim and punch work billed as “in-house” even though it was subcontracted. We have extensive documentation confirming these discrepancies.Negligence & Failures
• Plumbing, electrical, and HVAC systems were mishandled from the start. A foundation plumbing failure and multiple leaks caused extensive water damage. The DADU HVAC system leaked, and the main system for the 2nd and 3rd floors was undersized and incapable of cooling the space.
• We were told the property had U&O approval, but inspection records show otherwise.
• Structural and finish problems include uneven tile with sloppy grout, a broken sewer line, cabinets that don’t fit appliances, peeling finishes, and permanent damage to marble and stone surfaces because basic protection was ignored.Management & Communication
• The project manager repeatedly ignored directions, forcing costly rework. His management of crews was disorganized, careless, and incompetent.
• The owner contradicted his own statements and dismissed documented concerns at every turn, making the process combative instead of collaborative.
• By March, the situation was so bad we attempted to fire Lotus, and that decision is fully documented through emails and texts.
• A final walkthrough never even happened because they canceled their own contract, abandoning the project unfinished and riddled with problems.Summary
We have an overwhelming amount of documentation — emails, texts, invoices, photos, videos, and third-party reports — that confirm how this project was handled. Lotus Building Group left us with incomplete work, inflated bills, and significant property damage. What we experienced was not an isolated mistake, but a consistent pattern of negligence, disorganization, and disregard for accountability. I would strongly caution anyone to avoid this company. -

Remodel nightmare - We recently ‘completed’ a major remodel with Lotus Building Group. It has been the most stressful & painful remodel we have ever done – and we have done several. We were constantly surprised by the level of unethical & unprofessional behavior. We were also disappointed by the lack of clarity in answering our billing questions especially regarding labor & project management hours billed.
We chose Lotus because we liked & trusted Keegan Fiorvanti – CEO/ Cofounder. He seemed to have a collaborative attitude & good feel for design. We were sold on their specialty in custom cabinetry. Sadly, that is exactly where the bulk of our issues have stemmed from. Our kitchen cabinets have cost close to double the original estimate – even after accounting for change orders. Because it was a cost-plus contract, the cabinet installation hours were where a major discrepancy came into play. Everytime we met to discuss & try to get some clarification, it felt like Keegan & our project manager would not give us a real answer but just gas light us – I needed too many samples - the cabinet doors we chose are difficult to work with - the white we chose is the most difficult white to work with. Even with all that nonsense, it might have been palatable except for the absolute substandard paint finish on our now six figure cabinets – see photos.
When we received our cabinet faces, we noticed that there was an issue with the quality of the paint finish & caulking. Lotus agreed & had another painter come in & try to fix them on site. When that painter finished, we noticed that there were two different finishes between the original paint & the fixed paint. The original finish seemed to have an orange peel like effect. When we notified our Lotus team, we were told they were putting our project on hold for a month over the holidays - when we asked them to come by to see the issue, they said they were too busy. In January when they came in, they agreed there was an issue, & they were going to replace some of the faces & have everything sanded & repainted. We asked to see the fixed faces before they were reinstalled. When we went to look at them with the project manager, we all agreed that there were still many that had issues & several that were bad enough the doors needed to be replaced. Understandably we were upset as we had paid a large sum for new custom quality cabinets, not refurbished which at this point we felt we were getting with all the coats of paint & unsuccessful fixes.After going back & forth with attorneys now involved, Lotus returned this summer with our supposedly fixed cabinet faces. After spending a week reinstalling them, there were still many paint & caulking issues. They then had a different painter come in to attempt to fix onsite, inconveniencing us once again & turning our kitchen into a spray booth. When those painters were finished there were still many issues that they apparently couldn’t fix. Following that Lotus brought in their 3rd party inspector who pointed out some of the many remaining paint issues as well as some other fixes that should be made. Now they are trying to charge us close to 7K plus profit & overhead for the most recent warranty paint work – we haven’t figured out why that would be our responsibility. They have offered us $2400 credit to cover any outstanding warranty issues. We have estimates of $24,000 to repaint all our cabinets – not including the cost of getting new faces for the many that we have been told aren’t repairable. We hired our own 3rd party inspector who is a specialist in painting & cabinets & who prepared a detailed report on the multitude of issues. Lotus has also ignored other warranty items & items that remain on our punch list & have let us know that they believe they have sufficiently completed their job & will not be returning to our property. So – now back to the attorneys.
We strongly recommend against hiring Lotus Building Group. We would hate for anybody else to have such an overpriced, unpleasant & difficult experience.

My experience was negative from start to finish and seemingly matches the pattern I've now seen reported by many others.
The worksite was consistently disorganized, unclean, and unsafe. They failed to protect marble countertops, existing stone flooring, and even used an antique table from a Memphis hotel as a storage surface. The result was scratched and damaged furniture, countertops, and floors that could have been easily avoided with basic care.
Basic tasks were left incomplete for months at a time. Entire weeks went by with no one showing up to work. From June through March, little to no meaningful work was completed. We planned to fire them in March because they continually dragged their feet while promising progress that never came. During this period, multiple other contractors and builders visited the property and all independently commented that they had never seen such a disorganized worksite. Tools were scattered everywhere, dust and debris were left unmanaged, nothing was covered or protected, and timelines showed complete incompetence. Some work was left half-finished while new work was started, creating unnecessary rework costs and delays. We were given no updates, and walkthroughs were almost never scheduled unless we asked for them. There was little to no effort to keep multiple trades working simultaneously to move the project forward. Tasks were often redone multiple times due to poor planning and oversight.
Their "project manager" shared no meaningful updates, no explanations for delays, and no transparency. Promises that the project was “on schedule” were empty. Without our persistent calls and texts, the project would have continued to sit at the bottom of their priority list.
We finalized the budget and all major design decisions in November alongside our interior designer, who has confirmed this. Despite that, the builder unilaterally changed the scope. When we asked why the budget had increased by $100,000, he sent a text admitting the scope had been changed, something we never approved. We never signed a single change order. After that, the budget kept climbing, increasing by approximately another $400,000 without a single call, text, or email notifying us. There was never a moment where he said, “Just so you know, the budget is increasing by $500,000.” Who does that to a client? What kind of builder blindsides their customer like that?
Cabinets were delivered with major defects, some undersized to the point that internal shelving was exposed. Paint on cabinets began chipping within a week of “handover.” The house was left with multiple water leaks, unresolved HVAC issues, electrical problems, and plumbing defects, far too many to list here.
This was a renovation of a 4,000-square-foot home that dragged on for 12 months and remains unfinished. I saw no organization, no accountability, and no quality control, but they were quick to overbill, misrepresent, and blame the customer for their own failures.
In my opinion, they are spread far too thin, taking on more work than they can handle without the team, structure, or organization to properly complete projects. Other contractors have even told us they are frequently asked to step in and help clean up or finish these projects because they are often late, behind schedule, or left in poor condition.
It is clear this company is not just careless. They use predatory tactics to extract more money while delivering substandard, unsafe, and incomplete work. The stress, damage, and financial loss they caused me, both personally and professionally, cannot be overstated.
