Permits
- Building permit records show that Ly Green Construction Inc has worked on 71 permitted projects.
2 parts to my review;
Shelly (owner) and Lety (project manager) were great. Very responsive, clear communication and understanding. 4.5 stars and i would work with them again. The same applies to their flooring and countertop teams.
Carlos (contractor) and his team get 2.5 stars. Below is the list of issues i faced during the project.
Damages: The contractors damaged over $2000 worth of kitchen cabinets and doors that had to be reordered which added 3 months to the project to be finally finished.
House security: There were at least 4 occasions when I arrived home to find my house unlocked. Each time I was told it would be the last.
Respect for property: There were several events that I would class as disrespectful;
- My walnut dining chairs were stacked and under a sheet during the window repairs. One afternoon I found 2 of them unstacked and had tools resting on them.
- During the electrical panel adjustments, the workers opened my spare room closet & emptied half of it so they could access the back of the panel. I would not expect anyone go into someone’s closet, let alone start taking out personal belongings without first asking - especially as i was home.
- An expensive blind removed from the window was just thrown into my bathtub while there was a bunch of water in there, soaking it and making it dirty. This was after it was put somewhere random in the garage causing some of the plastic molding to break and making it dirty.
Time / resource management: There were many examples of poor time and resource management by Carlos & team that I felt were unprofessional. It really gave me the sense that my project was a much lower priority. These are the 3 that stick out.
- Near the beginning of the project I was told that my electricity would be turned off most of the day while the electrical panel was changed, and that this would start between 8 & 9am. As I work at home I decided to take the day off given the disruption. That work did not begin until after 3pm.
- During the delay with the countertops being measured, Carlos’s team only worked 1 days of those 2 weeks delay. When I queried if the new agreed project timing (extended by 2 weeks) would be met I was assured it would be. There was a lot of work that could have happened during this period that did not rely on the countertops, but was then rushed at the end.
- The last planned 3 days (May 3-5) I was still assured that everything would be done ready for the floors to start. To my dismay, returning home on the 5th I found that there was still a significant amount to do. It was not until 3pm on that Friday after I asked for status that I had to accommodate the team working on the Saturday. This was a huge inconvenience for my son & I, as well as my neighbors who had to endure the construction noise on a weekend.
Communication: Lety’s communication with me was always clear and timely. But I think many of my concerns above are because of Carlos not providing accurate or timely communication to Lety. She was only able to tell me what she had been told by Carlos. Each of the 3 instances above Lety told me everything was fine and she had confirmed with Carlos. I was particularly annoyed by the electrical panel one as Carlos told her they were working despite my doorbell camera and neighbors saying otherwise (the electrician appeared about 25 mins later). I shared the evidence with Lety.
Technical ability: At the beginning of the project I provided drawings and installation guides for the entire project. I would also agree and document decisions with Lety/Carlos. I specifically hired Ly Green because they said they had installed kitchen from my kitchen supplier before.
I would notice that the workers were only using the render and not the full drawings. This is why the base units were installed incorrectly, and why there is damage to so many panels. I would see the workers have to reconfigure the layout as something didn’t fit. They did not follow the plans, installation guidelines, or decisions with Carlos/Lety. For example we agreed on the orientation of the tiles, took a picture and share on the group chat. When I saw the tiling guy was installing in a completely different orientation he just shrugged.
