    Roof replacement

    WORST EXPERIENCE WITH A CONTRACTOR IN 30 YEARS!!!

    The Madison Kelley Contractors LLC installed a roof at our house on 13 August 2014, with a 10-year warranty on materials and workmanship.
    In early December 2021, we put our house on the market and had a buyer within days, as the property is well maintained.

    The buyer’s home inspected identified the following problems with the roof:
    1. “There are ripples in the roofing material. This will shorten the lifespan of the roof. Recommend a quailed roofing contractor evaluate and repair or replace as needed.”
    2. “The roofing was installed using roof cement as a flashing material. A properly designed roof does not rely on roofing cement. The material dries out and cracks. This will need to be monitored and maintained. Contact a qualified professional.”

    After the inspection, we have contacted the Madison Kelley Contractors and asked for help. The company sent their worker, Bob, to inspect the roof. He wrote in a text message:
    On Tue, Dec 21, 2021, 10:37 AM Robert Lawrence wrote:
    “This is Bob with Madison Kelly roofing and I just checked your roof out at 7 Xxxxx street Bridgeport. That roof is beyond any kind of repair So we can give you a quote to install a new one if you'd like. The top and front porch. Let me know what you want to do. Bob @ XXX-XXX-6093
    Give me a call or email. Either way but I need your full name, billing address and phone number. Thanks so much”

    After we stated that the roof was installed by their company he wrote back:

    On Thu, Dec 23, 2021, 8:28 AM Robert Lawrence wrote:
    “This is Bob with Madison Kelly again and look at the wrong roof. I looked at your neighbors by mistake.” - Bob confirmed in the first text that he was at the correct address!!!

    Later we have contacted the Madison Kelley Contractors and restated that the roof and workmanship was guaranteed for 10 years and only 7 year and 4 months have passed since the installation. His response was a satellite picture of other roofs on the street and statement: [that] all the other houses have a protective coating installed. Also, that the company advises all customers to have their roofs coated after 1 year and not later than 3 years. - The roofers that installed the roof never advised us on any additional requirements for the warranty to be valid.

    The invoice does NOT declare that the roof needs any additional work/protection/maintenance or any other procedure for the 10-year warranty to be valid. The company’s website does NOT list any additional requirements for the 10-year warranty to be valid.

    Additionally, the Landmark®, the producer of material used by the Madison Kelley Contractors, website states that the “CertainTeed Landmark” shingles roofs for private residential buildings have “Lifetime limited transferable warranty”. It also states that other than visual inspections, especially after a severe weather, and general cleanliness and removal of algae, moss, or other debris are the only maintenance requirements. - The roof in question is very clean and does not have any conditions described on this website.

    In my last email in which I asked for some kind of resolution regarding the warranty repairs or declaration that the Madison Kelley Contracting will not honor the warranty specified in the signed invoice, the company stopped responding to my emails.

    As of 25 January 2022, I have not received any communications from the Madison Kelley Roofing. As I am in dire need of selling our home, because of my financial situation, I am forced to hire another roofing company to correct the discrepancies in the workmanship performed by the Madison Kelley Roofing.
