The worst home we ever purchased. My wife calls it “ the house from hell “. It took 13 months to repair and replace. I believe that this phase was an experiment, and didn’t go well. Mandalay/ Mosaic installed 6 solar panels on all homes regardless the size, from 1,300 sqft to over 2,500 sqft. We were told before signing the contract that our utilities bill will not be over $100.00, false. Mandalay deceived us. They also used the lowest grade of shingles, the smallest heat pump on all homes, regardless the size. We were told when asked, that we were getting a central air conditioning, false. They use deceptive advertising. I filed complaints with several agencies to no avail. From the AZ Governor’s office, who referred me to AZ ROC Commission who’s very biased, and referred me to AZ AG and BBB. APS, red line solar and sonnen, all told me that I need at least 4 more additional solar panels, Mandalay refused.. some homes now have 8 panels, some 16 panels.. I told them to take the house back and refund me the money, of course they refused. I contacted Carrington homes, Dorn Homes, and Universal Homes, no one uses heat pump. Even Yavapai County Code Enforcement told me that the heat pump is not sufficient for this area. They keep on changing names, why? From Mandalay to Mosaic , and heard from a neighbor that will change again to Woodside Hills Homes.

Worst home buying decision I've ever made. Worst builder I've ever done business with. They keep making excuses to NOT repair defects in my new home, even saying I'm too angry. Of course I'm angry! They send you a trade work survey only 30 days after closing. No defects have shown up yet, so I gave Mandalay a good review. One year later, the house has leaking plumbing, carbon monoxide in the garage from the bad water heater installation, dripping water from the attic furnace causing my living room ceiling to come apart. Enough? Not close! Leaking hose bibs, cracked stucco all over the west wall of my house. The front yard plumbing connection leaked 14,000 gallons of water before they fixed it! The masonry wall around my yard is horrible. No blocks were lined up straight. It looks like school children built this wall. If I could get Mandalay to buy this lousy house back today for an acceptable price, I'd sell it back in a heartbeat! Terrible terrible terrible. Learn from my experience. Buy from another builder. I would if I could.

My wife and I have exhausted all other options.
We were super excited when we came across a Mandalay neighborhood, and our excitement grew as we decided to commit on Jan 7th to purchasing and customizing our home in Highlands Ranch located in Chino Valley, AZ. It all happened within one week and we thought this was going to be an easy process. WRONG!
Unbeknownst to us, that all came to a screeching halt. Mandalay completely screwed up our contract. Even after 3 months, it’s was STILL WRONG. At that point, our salesperson decided to just delete the whole contract and start over. So we asked: Will we still be on schedule to move in mid-September? Answer: Yes.
Two months later (May), Mandalay poured the foundation slab. So we asked: Will we still be on schedule to move in mid-September? Answer: Yes. (What was concerning us, is that we already got a two-month extension on our lease to bring us to the end of September....)
But we were getting worried as time passed, because now it was June, and NO additional work had been done to the slab. So yet again, we went back to Mandalay, and asked: are you guys going to get this house done in September? Answer: Most likely October.
Again, we went back to our landlord and was granted one add’l month, our last and final extension, the end of October.Finally in mid-July, the framing went up. And yet again, it sat like that until September. We met with the superintendent for our “walk through” and of course, we asked the million dollar question... His answer was: End if November. What?! I immediately messaged our salesperson and asked for help with finding a short term rental. Answer: you will have to research it (even though we were told they have short term housing connections) Are you freaking kidding me?!
It is now mid-October and we have to be out of our condo in just 2 weeks. We have expressed this to our salesperson and your preferred lender CNN Mortgage who has also been trying to get answers FROM YOU about our situation.
As you know, there are NO short term rentals, let alone rentals that allow a dog and two kitties. So to board our dog, costs $750/month. To board our kitties is $800/month. This cost doesn’t include a who-knows-what-kind of place we can get for $100. I mean, I don’t think we can afford anything after paying board for the animals.
Because of this, we have had to dip into the monies we saved for a fridge, washer, dryer, and backyard landscaping —because those aren’t included. We are not rich by any stretch of the imagination. But we are hard working, middle class, honest people wanting to buy our first home.
Mandalay— from your broken promises to the unbelievable lack of communication, I don’t know how this company can stay in business. It’s pitiful that you lure families in with all these great things you say you’re going to do to sell your homes. Reluctantly, Mandalay is still going to get our money due to their strategic procrastination, we have no choice.
You seriously need to step back and look at the people you have working for you that are the faces of your company...the people who are dealing with your customers.
We have tried COUNTLESS times to escalate our frustrations to someone who actually cares, but that unicorn doesn’t seem to exist. BUYERS BEWARE, make sure you do your research!

I am so sorry that we had Mandalay build our home. Starting from the conception, nothing has been done correctly. Substandard help is the reason why. I cannot even begin with the problems we have had. We signed our contract with Mandalay Sept 2016, We were given 5 different completion dates, causing us numerous issues. After escrow closed finally in June 30, 2017. We began finding issues that are numerous, like, the drywall people drywalled over our refrigerator connections for water and ice, they also drywalled over our living room fan connectors, they did not wire for our electrical in our laundry room and had to cut holes in my new house, 2 different rooms to run the electrical over to laundry room. Now we have an electrical issue in our kitchen. They have built our house with the cheapest crap possible. They did not do anything par. I am so disappointed in our new home we are going to sell in a year and never have another Mandalay home ever. This is the third house we have had built, one in Tucson, one in Lake Havasu City and this one. This one by far is the worst. I have tried to contact he owner of Mandalay or the President of Mandalay to no avail. No wonder he doesn't give his number out, he would be overwhelmed with calls from unhappy home owners.

I bought a Mandalay Home in Mountain Gate Clarkdale AZ. and I'm one of 33 people with defective shingles on my roof. Mandalay Homes have been poor communicators who refuse to resolve the problem. I received a letter from their Attorney stating that they have done all they will, and that we need to work with BP out of Canada who made the shingles. Way to stand behind your homes. If. you are considering purchasing a home from Mandalay, think again.
