  Incompetent and unreliable. Told me that would give an estimate in a project and never did. Lied about the price, not honest and doesn’t work clean, never give a real time frame to finish the project and asked for pay up front even without a total project amount. WOULD NOT RECOMMEND AT ALL. BE AWAREOF THIS GUY!

  Build detached garage and rebuild front porch

  Mark and his team have completed 2 substantial projects for me. In 2019 they built a large detached garage for our home. We are very pleased with their work, and now - 2 years later - I haven't had any regrets or wish that anything was done differently. Very recently, they completed a rebuild of the front porch on our historic home. They resolved some structural issues and our porch is now both safe and beautiful. I look forward to having Mark do more work for us in the future and strongly recommend him to others.

  new construction

  Mark built our home and we do love the final product, but Mark is not a good communicator and appears deceptive. He's very good at lip service prior to starting construction, but his true colors are revealed during/after construction is complete. We were told that our contract was for a turnkey home, but items such as electric service were not included in the contract, so we were stuck with a $5k bill to get electric to our property. Would have been nice to have that communicated in advance. Additional costs are to be expected during the construction process, but in most cases, the quoted additional cost from Mark was less than the actual bill we received, which is very frustrating and misleading. Many extras were included at the end of construction that weren't communicated to us during the process. For instance, we insisted that we didn't want to go over budget on the stone veneer and explicitly asked if changing the stone veneer to dry stack was extra cost to us and was told "no", but were hit with nearly a $1,000 additional cost to use the dry stack stone. Good luck getting a credit from Mark - He told us prior to signing the contract that he would provide labor (5 guys for 2 days) to assist a sub. The sub provided all of the labor to complete their work but when asked why we didn't get a credit for that labor, the response was "no way you are getting a credit for that." Passive aggressive behavior persisted throughout the project - left scrap lumber and garbage in the fireplace. We asked him to remove it and he moved it to the back porch. Home was filthy dirty upon handing over the keys - guess a turnkey house is supposed to be a pig sty. Also, Mark never makes a mistake, but always has a fall guy (typically either you as the owner or if you bring a sub to the table, it will be your subs fault). Good luck with your project if you select him.

  Mark Ludt has been our "go to" builder in the Carlisle area for over 20 years. During that time he has renovated a basement, added/renovated baths, renovated a kitchen, installed a hardwood floor, put on a new roof, added a sunroom and built a covered porch. He has been there rain and shine and the work has always top notch. Highly recommended!

  Had Mark Ludt build a home for me. Home needed several repairs while under warranty. It took numerous repeated attempts to have him make the repairs. Dozens of calls and text messages ignored. I was told that a specific repair would be made while under contract but told it needed to be completed in the spring since it was an exterior repair. Spring came, no answer, contacted over and over and continually ignored. He was contacted in summer and fall, all messages ignored. Now it's fall and says he won't do it. I do not recommend. Not responsive and deceptive.
