Deplorable performance. Do not use for any custom / semi-custom home project. Builds slightly above Tract-home quality & options, and does not have the ability to deviate from "standard" features options. Do not use outside Woodland Park, CO. My project was a short drive outside Woodland Park and I attribute this distance to poor supervision by MBI's Owner (the GC) resulting in a number significant issues. MBI addressed the problems detailed below but ALL problems were preventable had MBIs' owner effectively supervised my project. I paid MBI over $87K in "overhead costs" (owner's salary, etc...) and "profit") as I thought I was hiring a competent GC to provide coordination and supervision over all aspects of build, and ensure the job was done correctly the first time. MBI failed to deliver, worst examples below:
-- A number of electrical rough-in items (outside light and outlets) were not installed per the drawings or covered-over during stucco application....problem not caught by MBI due to poor supervision and only resolved after I pointed them out.
-- Incorrect Kitchen & Bath cabinets were ordered, delivered and installed. Cabinets were received, stacked in the garage for a month and never verified correct by MBI. Consequently, when MBI laborers came to install (again, not supervised) they put cabinets in many wrong locations and attempted to make the wrong size cabinets fit "where ever...". Problem caught by me (not MBI) and resulted in significant delay to move-in from cabinet re-order and relocating good cabinets into correct locations.
-- Sewer system not functioning. "Dome" type system which requires a pump & float system and controller. MBI provided NO documentation for this system upon move-in and we discovered after ~2 months the system was non-functional (had never functioned) electrically (no alarm and no pump operation in any mode). When MBIs' electrician came to repair he had NO wiring information for this system (I provided after much research), he confessed he had not done the wiring job on this system. In other words, the wiring for this system was NOT done by an electrician nor ever tested to function. Again, no involvement or supervision on MBI owners' part during installation.
-- Roof not installed in accordance with Building Code nor Manufacturers' instructions: MBI did not utilize a roofer licensed in our County for the roof install, nor did MBI provide any oversight as the GC and Permit holder to ensure the job was done correctly. Consequently, the entire roof system had to be replaced...at MBI cost. Completely preventable problem had MBIs' owner provided any oversight of the non-Douglas County licensed roofer during the installation. I won't burden you with the "he-said she-said" detail of how MBI ultimately agreed to replace the roof, suffice to say there was initially significant resistance and denial of the problems, ultimately overcome after two competent roofing contractors (one of which I hired out of pocket) came to the same conclusion roof needed replaced.
If you use MBI under a construction loan arrangement, pay VERY close attention to billing. MBI bookkeeping was terrible, with errors always in MBIs' favor. Examples: Credits & debits would appear & disappear or change for no apparent reason (e.g., tried to charge me a second time for flooring at one point, ...); contrary to our agreement and my Loan Contract, MBI would routinely bill me for material which was not yet on-site and work not yet completed. All worked out correct in the end only because I scrutinized every line item each month and refused to remit payments until the accounting & billing was accurate. 9 of 11 billing cycles were incorrect when originally received with errors ranging from minor to significant.
Very disappointing was MBI owners' refusal to meet and discuss, to include cancelling meetings at last minute when there would be controversial items to resolve. I would take time off work to be available for scheduled meetings and he would routinely cancel at last minute....excuses were numerous and almost laughable. In our contract, we agreed to make contract changes using "email confirmation". The word "confirmation" I assumed to mean we would have two-way communications. MBIs' owner answered or confirmed ~10% of the emails I sent him. His business manager (Daniel) did respond to about 1/2 of the remainder, but only after much prompting over the phone.
After reading my experience, should you decide to go with MBI you also need to be aware Marks' business manager (Daniel) is an independent consultant (APTO Consulting) and no longer resides in Colorado. Daniel does all Mark's work via email & phone from Santa Cruz, CA and will not provide any sort of on-site assistance. Again, Mark was unable or unwilling to provide effective project oversight & quality control necessary to get the job done right on first pass....Caveat Emptor.
