Rob of Minisrty Construction was hired to caulk a few nails on the outside of the house I was to buy, and he chose to caulk them all causeing upwards of $3000 If damage and ruining the exterior of the home I had yet to buy. the Realtor we were working with threw him under the bus and said it was completly his negligence. We gave him the benefit of the doubt and the opportunity to fix it but he wouldn't, even after we offered to buy the paint. We have reported him to Oregon Contractor's Board and suing him for damages. This is a disreputable Contractor who does shoddy work and will not stand by it, if you use him it's on you we didn't have a choice!
Response from Ministry Construction LLC February 21, 2019The house was for sale. I work with the realtors and was called to come and make repairs for the sale of the house. The walk through was just with the realtor, usually is, its fairly rare that the purchaser or seller walks through at the same time. I was given a list (not the repair addendum) that had items to be fixed on the house. The buyer did not want the seller to do some of the repairs and wanted a contractor to do the other repairs. I have never met the buyer...I have talked to her on the phone but only after we had done work. On the list it said to caulk nail holes. When I walked the house I asked if they wanted all the holes caulked and made mention to the fact the house needed to be painted. And that if we painted the touch ups they would be seen as the existing paint was faded. The realtor agreed the house needed to be painted and when we had finished I was under the understanding from that walk through we were to caulk all the nail holes. I provided a bid, which I will attach. So that is one of many things we did at the house. Prior to us getting there the seller had done some repairs to the outside of the house and painted so you could see the difference between the new and old. Note: caulk on nails is important to the longevity of the house. There are several steps to prep a house for paint. One is the initial caulking of the house. All caulk shrinks. (We did not bid to paint the house, just to caulk.) If we were to paint the house we would have gone back and touched up all the initial caulk holes and then continued with the paint prep process. All repair request are supposed to be done prior to close and then looked at. When we were finished we got a call from the buyer (complainant)...she was upset that we had caulked the whole house. We did what we were supposed to do according to the bid that I had turned in. Again, I was not hired by buyer (complainant). She asked me lots of questions and I answered to the best of my ability. The realtor that had me do the work asked me what it would take to paint the house. She was willing to help get the house painted. As far as I know there was an opportunity for that to happen when the house was at closing. I do not know the details. After the house was closed the new owner (complainant) called me and told me that I could paint the house for free, they would buy the paint or she would run a negative ad campaign on me. At no point did I refuse to paint the house, however we did not ruin the house or cause damage. The house is in need of paint. We simply started the process we were asked to do. The buyer did not have to buy the house if they were not happy with it or the closing date could have been moved and details could have been worked out prior.
